Job Details:

The Assistant Maintenance/HVAC Certified Technician is responsible for assisting in maintaining the community's safety, appearance, and operational standards by servicing maintenance requests, completing residential maintenance tasks, and providing excellent customer service. As a team member, performance should align with the company's vision, service quality, and strategic initiatives to achieve operational goals.

Key Responsibilities:

  1. Maintain the property to ensure it remains attractive and comfortable.
  2. Assist in all types of maintenance and complete requests as needed.
  3. Help with turnovers and make-readies of vacant units.
  4. Be on-call according to schedule to handle emergencies.
  5. Respond promptly to maintenance and service requests to restore service within organizational standards.
  6. Perform plumbing and electrical repairs, including replacing fixtures and appliances.
  7. Rekey locks as needed.
  8. Conduct regular inspections of grounds, buildings, and equipment.
  9. Maintain tools, equipment, and workspace, requesting replacements when necessary.
  10. Repair or replace appliances, plumbing, HVAC, electrical systems, and address maintenance requests within scope.
  11. Perform preventive maintenance on equipment and apartments.
  12. Assist with inventory management and supply replacements.
  13. Perform pool and spa maintenance as directed.
  14. Follow safety procedures and emergency protocols.
  15. Attend meetings and training sessions.
  16. Wear company uniform and badge during work hours.
  17. Provide superior customer service to internal and external clients.
  18. Report hazards, safety issues, and deficiencies immediately to supervisors.
  19. Participate in training programs and ensure OSHA compliance.
  20. Secure storage and pool areas, check timers, and monitor electrical systems.
  21. Assist with weather-related emergencies such as fires, floods, and freezes.
  22. Embrace company core principles and values, including customer service, humility, integrity, loyalty, passion, professionalism, collaboration, teamwork, and results.

Requirements:

  • High School diploma required.
  • Preferably 1 year of experience in on-site apartment or hospitality maintenance.
  • Experience in building and mechanical maintenance, including HVAC, plumbing, electrical, appliances, painting, drywall, and pool maintenance, is a plus.
  • EPA Type II or Universal certification required.
  • Availability for overtime and after-hours service calls.
  • Flexibility to work weekends and varied schedules.
  • Valid state driver’s license required.
  • Bilingual in English and Spanish is a plus.
  • Physical ability to bend, stretch, reach, lift up to 50 lbs, and perform manual tasks.
  • Knowledge of OSHA laws and regulations.
  • Maintain a neat, professional appearance at all times.
  • Familiarity with fair housing laws and regulations.

  • Propane torch, steam cleaner, key machine, sewer machine, sink machine, leak detector, ammeter, voltmeter, manifold gauges, charging cylinders, boilers, spray paint rig, air conditioners, appliances, water heaters, welding torches, hand tools.
