Job Summary

The Assistant Maintenance supports the maintenance supervisor and ensures the physical integrity of the property, working with the leasing team to maximize leasing opportunities while prioritizing safety and compliance with company policies and laws.

Responsibilities

• Complete resident service requests within 24 hours.
• Manage and implement the system for handling service requests, including scheduling on-call rotations.
• Ensure all activities comply with company policies, as well as federal and state laws (ADA, Fair Housing, OSHA).
• Distribute flyers and materials as needed.
• Maintain safety materials and address unsafe conditions immediately.
• Keep accurate records of maintenance activities and vacancy readiness.
• Perform routine maintenance and inspections on equipment and property features, including electrical, plumbing, HVAC, appliances, and structural elements.
• Participate in emergency on-call duties and property inspections.
• Assist with additional tasks assigned by management.

Requirements

• Minimum two years of experience in apartment maintenance or a related trade.
• EPA certification (refrigerant handling).
• Own basic hand tools.
• Valid driver’s license with good record and insurance.
• Ability to travel within metropolitan areas and work some weekends.

Physical Requirements

• Ability to sit, stand, climb, and work in various weather conditions.
• Climb stairs and lift up to 30 lbs.

Education

• High school diploma or equivalent; technical certification is a plus.
