Position: Maintenance Technician (Multi-family Apartment Industry)

Job Description: The Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a well-maintained living environment for residents, visitors, and staff. It is the Assistant Maintenance Technician's duty to anticipate, identify, and correct any and all problems involving the property maintenance operation and to implement procedures that will prevent such problems. An effective maintenance program is essential to:

• Maintain an orderly environment.
• Cultivate satisfaction.
• Protect the owner’s investment.

Duties and Responsibilities

• Conduct all business in accordance with company policies and procedures, and relevant laws such as OSHA, ADA, Fair Housing, etc.
• Service: Greet everyone positively, perform maintenance tasks personally or delegate, oversee work, handle service requests promptly, and ensure 24/7 emergency availability.
• Preventative Maintenance and Safety: Conduct safety meetings, maintain HAZCOM standards, keep MSDS sheets current, ensure compliance with EPA and OSHA regulations, correct unsafe conditions immediately, maintain records, schedule routine maintenance, and promote safety awareness among staff.
• General Maintenance: Diagnose and perform minor repairs involving electrical, plumbing, HVAC, appliances, water systems, structural components, lighting, fireplaces, and pool facilities. Ensure timely completion of make-ready repairs, manage inventory, identify utility cut-offs, maintain cleanliness and safety, and assist with groundskeeping.

Qualifications

• Minimum 5 years of experience in property maintenance or equivalent.
• EPA Universal Certification and HVAC Certification required.
• Ability to wear safety equipment and comply with OSHA regulations.
• Ownership of personal tools for repairs.
• Strong leadership and communication skills.

Equipment and Tools

Knowledge and skill in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
