Summary
To be responsible for the day-to-day and overall maintenance of the apartment community under the direction of the Service Manager or Supervisor, with increasing responsibility and directing staff in the absence of the Service Manager or Supervisor.

To be responsible for the day-to-day and overall maintenance of the apartment community under the direction of the Service Manager or Supervisor, with increasing responsibility and directing staff in the absence of the Service Manager or Supervisor.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Perform light maintenance on all appliances.
Perform light electrical repairs on appliances, fixtures, outlets, circuits, etc.
Performs light plumbing work such as clearing stoppages, replacing fittings, etc.
Replace broken glass, tile, vinyl, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
Paint interiors of apartments and exteriors when necessary.
Perform carpentry work such as fitting doors, freeing windows, replacing door jams, building shelves, sanding and refinishing floors, and re-skinning doors.
Assist in custodial work, including sweeping, mopping, vacuuming, shampooing, emptying trash, cleaning windows, and cleaning apartments.
Assist in grounds work when necessary, i.e., pick up trash and pull weeds when walking throughout the community.
Repair concrete, masonry, roof, and fencing when required.
Perform light extermination services when required. Participate in emergency stand-by schedules for evening, weekend, and holiday coverage.
Be responsible for the refurbishing of apartments before resident occupancy.
Keep accurate records regarding preventative maintenance, work orders per apartment refurbishing, i.e., carpet or appliance replacement, annual inspections, inventories, and purchase orders.
Perform scheduled equipment maintenance based on the manufacturer's recommendations and operating manuals.
Have knowledge of all water and gas cut-offs, all apartment and fixture cut-offs, sewer cleanouts, and post-map of it. Assist in apartment check-in and check-out inspections.
Adhere to Resident Education Program established by Service Supervisor and Resident Manager.
Maintain property to LPR standards, policies, and procedures.
Qualifications
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements below represent the required knowledge, skill, and/or ability. Education/Experience
High School education or equivalent. Minimum two years of related experience and/or training; or equivalent combination of education and experience. Training in some or all of the following areas is a plus: carpentry, plumbing, electrical, painting, refurbishing, cleaning, air conditioning, and appliance repair.
Language Ability
Ability to read and interpret documents such as invoices, specification sheets, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.
Math Ability
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
