Job Overview

Under the supervision of the Maintenance Supervisor, the Assistant Maintenance Supervisor maintains the property in excellent condition, provides outstanding customer service, supervises move-in preparations, and manages within the approved budget. Hours may include weekends and after-hours emergency services, depending on community needs.

Responsibilities

1. Assist the Community Manager with hiring, inspecting, counseling, promoting staff, and staffing levels as directed.
2. Train staff members.
3. Schedule maintenance work.
4. Ensure a safe working environment.
5. Maintain the safety, repair, and cleanliness of common areas.
6. Perform preventive maintenance on pools, parking lots, and building exteriors.
7. Make recommendations for capital improvements.
8. Respond to service requests within 24 hours.
9. Inspect maintenance quality by visiting competing properties.
10. Order parts needed for repairs.
11. Educate staff on safety procedures, OSHA guidelines, and Peak Living safety policies.

Qualifications

1. Hands-on experience with typical apartment maintenance tasks.
2. Leadership skills and ability to interact effectively with residents.
3. Basic knowledge of HVAC systems; CFC certification within 90 days of employment.
4. At least 1 year as a Maintenance Supervisor or 6 months as an assistant with Peak Living.
5. Valid Driver's License.
6. Proficiency in English communication.
