Job summary

ZRS Management seeks a Maintenance Technician in Austin, TX to deliver high-quality repairs and upkeep for residents and properties. You will work with the Maintenance Supervisor to provide skilled, professional service and support turnover projects, ensuring safety and efficiency across plumbing, electrical, HVAC, and appliances.

The role offers full-time, on-site work with opportunities to advance to Maintenance Supervisor.

Qualifications

• Must have valid driver's license and a clean driving record.
• EPA certification preferred; if required, must be obtained within 90 days of start date.
• Maintenance experience in plumbing, electrical, HVAC and appliances.

Responsibilities

• Perform independent technical maintenance repairs for plumbing, electrical, HVAC, appliances, and related systems.
• Complete apartment turnover maintenance within 3–5 business days and follow turnover checklists.
• Perform common area maintenance including cleaning, sweeping, mopping, vacuuming and trash removal.
• Monitor exterior of the building for roof, siding, shutters, and related issues; report needs.
• Support a preventive maintenance program and ensure safe operation of equipment and structures.
• Enter new tools/equipment into inventory and maintain organized work areas.
• Observe safety rules and work collaboratively with team members.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents.

The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to: Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.

Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed. Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc. Monitor building exterior for issues with roof, siding, shutters, etc. Help maintain an effective preventive maintenance program for area of responsibility. Assume primary responsibility for the safe condition of all equipment or structures in area of expertise. Enter any newly purchased tools or equipment into inventory. Keep work area clean and orderly. Observe all safety rules.

Qualifications

Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage. EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.

Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances. Ability to lift heavy objects. Ability to communicate clearly with the residents. Ability to work cooperatively and in a teamwork environment. Willing to work on-call hours
