Assistant Maintenance Supervisor (400 or more units) - Harpers Square

We are seeking an Assistant Maintenance Supervisor to join our team. In this role, you will assist in providing responsive, efficient maintenance services for the assigned apartment community.

Responsibilities:

1. Leadership, Management and Accountability (LMA): Assist in hiring, training, developing, and supervising support staff; maintain open communication with office staff.
2. Service Request Management: Oversee turn/renovation of vacant units, respond to emergencies, and ensure work order tickets are accurately completed.
3. Preventive Maintenance: Ensure procedures are followed and submit recommendations for major improvements.
4. Safety and Regulatory Compliance: Maintain cleanliness and safety in all areas, and ensure compliance with safety programs and regulations.
5. Property Maintenance: Inspect grounds daily for cleanliness and damage, and oversee curb appeal.
6. Expense and Inventory Control: Assist in managing budgets, purchase recommendations, and processing invoices and purchase orders.
7. Contract Administration: Maintain knowledge of contracts and supplier schedules.
8. Other duties as assigned.

Requirements:

Skills and Abilities:

• Certified Maintenance Specialist (CMS) or working towards it.
• Knowledge of CFC Refrigerant Certification.
• At least 2 years of maintenance trade experience with mechanical aptitude.
• Strong human relations and supervisory skills.
• Problem-solving and organizational skills.
• Valid driver’s license preferred.
• Enthusiasm, integrity, and availability during emergencies.

Education and Experience:

• High School diploma or equivalent.

Physical Requirements:

Bending, kneeling, stretching, crawling, climbing stairs/ladders, squatting, lifting up to 60 pounds.
