Job Summary

The Assistant Maintenance supports the maintenance supervisor and ensures the physical integrity of the property. You will work with the leasing team to maximize renewal and leasing opportunities, always prioritizing safety and adherence to company policies.

Responsibilities

• Complete resident service requests within 24 hours.
• Manage the system for handling service requests, schedule on-call rotations, and assist with repairs as needed.
• Ensure compliance with all applicable laws and regulations (ADA, Fair Housing, OSHA, etc.).
• Assist in distributing flyers and other materials.
• Maintain current safety materials and promptly address unsafe conditions.
• Keep accurate records of preventive maintenance, service requests, and apartment readiness.
• Perform routine maintenance on equipment, inspect tools, and diagnose minor repairs involving electrical, plumbing, HVAC, appliances, and other systems.
• Participate in on-call duties, emergency coverage, and property inspections.
• Perform additional duties as assigned by the property manager or regional supervisor.

Minimum Requirements

• At least two years of experience in apartment maintenance or a related trade (electricity, plumbing, carpentry, painting, HVAC).
• EPA refrigerant certification.
• Own basic hand tools.
• Valid driver’s license with a good driving record and auto insurance.
• Ability to work at different locations within the area, including occasional overnight stays.
• Availability to work some weekends.

Physical Requirements

• Ability to sit, stand, climb, and remain at a desk for extended periods.
• Walk the property for up to 8 hours or more in various weather conditions.
• Climb stairs and lift up to 30 lbs.

Education

• High school diploma or equivalent.
• Technical certification is a plus.
