Role Overview: Assistant Maintenance Manager

As the Assistant Maintenance Manager (also known as Assistant Service Manager), you will assist in overseeing the physical assets, general maintenance, apartment make-readies, preventive maintenance, and construction or rehab projects for the property.

Essential Job Functions:
  1. Use electronic systems to prioritize and respond to service requests within 48 hours, monitoring completion.
  2. Implement and document preventive maintenance programs according to BH guidelines.
  3. Maintain the grounds and appearance of the property.
  4. Perform repairs/replacements on appliances, plumbing, HVAC, electrical, and other maintenance requests.
  5. Coordinate with the office team and Maintenance Supervisor on apartment make-ready schedules to ensure readiness for new tenants.
  6. Provide backup support in the absence of the Maintenance Supervisor.
  7. Identify and report hazards, assisting in their correction.
  8. Manage supplies, equipment needs, and maintenance budget with appropriate approvals.
Minimum Qualifications:
  • At least one year of progressive maintenance and safety experience.
  • Experience with heating and air conditioning systems.
  • Knowledge of building codes and compliance.
  • Understanding of maintenance, repair, irrigation, and pool systems.
  • Positive attitude and ability to work with diverse groups.
  • Own hand tools required.
  • Reliable transportation and valid driver’s license.
Desired Qualifications:
  • Construction experience including foundations, framing, roofing, plumbing, electrical.
  • HVAC certification and EPA certifications.
  • Pool certification (CPO) or ability to obtain.
Work Schedule:

Typically 9am-6pm, Monday through Saturday, with overtime and on-call responsibilities based on property needs.
