Compensation & Schedule Salary Range: $27.00 - $30.00 Hourly Shift: Day, including weekends and on-call

Position Overview: Assistant Maintenance Manager

The Assistant Maintenance Manager, also known as Assistant Service Manager, assists in overseeing property assets, maintenance repairs, apartment make-readies, preventive maintenance, and construction projects.

Essential Job Functions

1. Respond to service requests within 48 hours using electronic scheduling systems.
2. Implement and document preventive maintenance programs per company guidelines.
3. Maintain the grounds and appearance of the property.
4. Perform repairs and replacements on appliances, plumbing, HVAC, electrical, and other systems.
5. Coordinate with the team to ensure apartments are ready for move-in.
6. Provide backup support in the absence of the Maintenance Supervisor.
7. Identify and report hazards and unsafe conditions.
8. Manage supplies, equipment needs, and maintenance budgets.

Minimum Qualifications/Skills

• At least one year of maintenance and safety experience.
• Experience with heating and air conditioning systems.
• Knowledge of building codes and compliance.
• Understanding of maintenance, repair, irrigation, and pool systems.
• Positive attitude and team-oriented approach.
• Own tools and reliable transportation.
• Dependability and punctuality.

Desired Qualifications/Skills

• Construction background including foundations, framing, roofing, plumbing, electrical.
• HVAC certification or ability to obtain.
• E.P.A Certification (Type II or 410A) or ability to obtain.
• CPO certification or ability to obtain.

Work Schedule

Typically 9 am - 6 pm, Monday to Saturday, with some overtime and on-call duties based on property needs.
