Job summary

RPM Living is hiring an Assistant Maintenance Manager for our Las Vegas communities. This on-site role leads maintenance tasks, responds to emergencies, and coordinates with residents and contractors to maintain property value and safety.

Ideal candidates have at least 1 year in multifamily maintenance, EPA certification, and basic MS Office skills. The position requires physical work and flexible hours, with growth opportunities within the RPM Living platform.

Responsibilities

• Coordinate emergency on-call and after-hours maintenance.
• Complete work orders within 24–48 hours with updates.
• Document maintenance activities and communicate with residents and team.
• Troubleshoot and repair HVAC, electrical, plumbing, pool, floors, carpentry, drywall, and exterior maintenance.
• Perform sheetrock repairs and maintain property aesthetics and safety.
• Ensure compliance with OSHA and safety regulations.
• Collaborate with team and contractors for seamless maintenance.
• Conduct preventive maintenance to prevent issues.
• Assess property safety and cleanliness; report needs to Maintenance Manager.
• Act as Maintenance Manager in their absence.

Position Summary

The Assistant Maintenance Manager will carry out the duties necessary to maintain and enhance the value of the assigned community and will assume the Maintenance Manager responsibilities when Maintenance Manager is not available. This job title is associated with Apartment Maintenance, Assistant Maintenance, Maintenance Technician, Assistant Maintenance Supervisor, Maintenance Technician I, or Community Maintenance.

Responsibilities

• Ensure prompt coordination and response to emergency on-call and after-hours maintenance assignments
• Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations
• Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work
• Troubleshoot, diagnose, and proficiently repair a variety of issues, including HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance
• Perform sheetrock repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws
• Collaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance, fostering teamwork and cooperation
• Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property
• Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being
• Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization
• Assume the responsibilities of the Maintenance Manager in their absence, ensuring the continuity of maintenance operations and decision-making

Education And Experience

• High school diploma or GED – Preferred
• One year of multifamily maintenance experience and/or training; or a combination of education and experience will be considered
• EPA certification required
• CPO – Preferred
• Basic skills in Microsoft Office Suite

Qualifications

Physical Requirements:

• Must be able to walk, stand, climb stairs or ladders and access various areas of the property
• May be required to push or pull items and reach overhead
• May be required to bend, stoop or kneel
• May require dexterity of hands and fingers and ability to grasp tools
• Must be able to see to perform inspections, read blueprints and schematics and read computer screens
• Must be able to hear and understand verbal communications in person and over the phone or computer
• Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
• May occasionally be required to lift or carry items weighing up to 50 pounds. Occasionally lifting heavier items with assistance of team members or lifting equipment
• Must be able to operate various maintenance tools including power tools, ladders and lifts
• Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment

• This role is based on site and requires that the employee spend time outside with exposure to the elements
• May require working in confined spaces, heights and potentially hazardous areas
• A flexible schedule is required and hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs

Compensation

The anticipated pay range for this opportunity is $23-$24 an hour plus monthly bonuses and competitive benefits package.
