Job summary

RPM Living is seeking an Assistant Maintenance Manager to uphold property value at our community. You will respond to after-hours maintenance requests, manage and complete work orders within 24–48 hours, and document progress for residents and supervisors.

Expect to troubleshoot HVAC, electrical, plumbing, and related systems, perform sheetrock repairs, and ensure OSHA compliance while coordinating with contractors and other departments. On-site role with flexible hours.

Qualifications

High school diploma or GED required or preferred.
1 year of multifamily maintenance experience and/or training.
EPA certification required.
CPO certification preferred.
Basic skills in Microsoft Office Suite.

Responsibilities

Coordinate and respond to emergency on-call and after-hours maintenance tasks.
Complete work orders within 24–48 hours and update records accurately.
Document maintenance activities and communicate with residents and team members.
Troubleshoot and repair HVAC, electrical, plumbing, pool, and related systems.
Perform sheetrock repairs to maintain aesthetics and structure.
Ensure compliance with OSHA and safety regulations.
Collaborate with maintenance team and contractors for seamless operations.
Conduct preventive maintenance to avoid issues and uphold property quality.
Assess property safety and cleanliness to protect resident well-being.
Report supplies needs and maintain organized shop; cover Maintenance Manager duties as needed.

Position Summary

The Assistant Maintenance Manager will carry out the duties necessary to maintain and enhance the value of the assigned community and will assume the Maintenance Manager responsibilities when Maintenance Manager is not available.

Responsibilities

Ensure prompt coordination and response to emergency on-call and after-hours maintenance assignments
Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations
Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work
Troubleshoot, diagnose, and proficiently repair a variety of issues, including HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance
Perform sheetrock repairs to maintain the community’s aesthetics and structural integrity, ensuring that any damage is promptly addressed
Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws
Collaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance, fostering teamwork and cooperation
Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property
Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being
Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization
Assume the responsibilities of the Maintenance Manager in their absence, ensuring the continuity of maintenance operations and decision-making

Education And Experience

High school diploma or GED - Preferred
One year of multifamily maintenance experience and/or training; or a combination of education and experience will be considered
EPA certification required
CPO - Preferred
Basic skills in Microsoft Office Suite

Physical Requirements

Must be able to walk, stand, climb stairs or ladders and access various areas of the property
May be required to push or pull items and reach overhead
May be required to bend, stoop or kneel
May require dexterity of hands and fingers and ability to grasp tools
Must be able to see to perform inspections, read blueprints and schematics and read computer screens
Must be able to hear and understand verbal communications in person and over the phone or computer
Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
May occasionally be required to lift or carry items weighing up to 50 pounds. Occasionally lifting heavier items with assistance of team members or lifting equipment
Must be able to operate various maintenance tools including power tools, ladders and lifts
Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment

This role is based on site and requires that the employee spend time outside with exposure to the elements
May require working in confined spaces, heights and potentially hazardous areas
A flexible schedule is required and hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs
