This position contributes to community success by maintaining amenities and apartment interiors, preparing units for new residents, and ensuring occupied units are well-maintained.

This opportunity is ideal if you have experience with painting, plumbing, electrical, appliance repair, and carpentry. Knowledge of landscaping, irrigation repairs, and maintaining curb appeal is also required.

Candidates should have strong customer service skills, be solutions-oriented, work independently, and be willing to learn new technologies. Certifications for HVAC and pool maintenance may be required.

Pay is commensurate with experience.

Essential Functions
  • Work from checklists, schedules, service requests, logs, contracts, warranties, and instructions.
  • Track service requests, update records, and resolve overdue issues.
  • Maintain accurate records, including EPA logs, MSDS sheets, and inventory logs.
  • Manage spare parts inventory and requisitions.
  • Conduct move-in and move-out inspections, orient residents, and respond to punch lists.
  • Perform repairs on appliances, fixtures, walls, ceilings, and systems including mechanical, electrical, plumbing, or HVAC.
  • Paint interior and exterior surfaces, including touch-ups and surface preparation.
  • Maintain grounds, including trash removal, pressure washing, and landscaping.
  • Maintain pool and irrigation systems, including chemical treatments.
  • Perform routine preventive maintenance and assist with appliance moves and repairs.
  • Respond to maintenance inquiries, perform special projects, and ensure property safety and cleanliness.
  • Be available for on-call duties, nights, and weekends.
Qualifications
Knowledge and Experience
  • Proficiency with mathematics, drawings, manuals, schematics, and precision instruments.
  • High School diploma or GED required.
  • Applied trades training in mechanics, electrical, HVAC, and plumbing.
  • Certifications such as Pool Operator and EPA may be required.
  • Ability to communicate effectively in English.
  • Over three years of relevant experience with familiarity in techniques, equipment, and documentation.
