Position Summary

The Assistant Maintenance Manager will carry out duties necessary to maintain and enhance the value of the community and will assume the Maintenance Manager responsibilities in their absence.

Responsibilities

  1. Coordinate and respond promptly to emergency on-call and after-hours maintenance assignments.
  2. Complete work orders and maintenance tasks within 24-48 hours, updating records and setting clear expectations.
  3. Document all activities and communicate clearly with residents, team members, and supervisors.
  4. Troubleshoot, diagnose, and repair issues including HVAC, electrical, plumbing, and more.
  5. Perform sheetrock repairs and ensure community aesthetics and safety.
  6. Ensure compliance with policies, OSHA regulations, and safety laws.
  7. Collaborate with team members, departments, and contractors.
  8. Conduct preventive maintenance to uphold property quality.
  9. Assess safety and cleanliness standards.
  10. Report supply needs and maintain shop organization.
  11. Assume Maintenance Manager duties when necessary.

Qualifications

  • At least one year of multifamily maintenance experience or relevant training.
  • High school diploma or GED preferred.
  • EPA certification required; CPO preferred.
  • Basic Microsoft Office skills.
  • Valid driver’s license required.

Physical Requirements

  • Ability to walk, stand, climb stairs/ladders, and access various areas.
  • Capability to push, pull, bend, kneel, and lift up to 50 pounds.
  • Proficiency with tools, blueprints, and reading screens.
  • Ability to hear and communicate effectively.

Work Environment

  • On-site role with outdoor exposure.
  • May involve confined spaces, heights, and hazardous areas.

Compensation
