Job DescriptionJob DescriptionPosition: Assistant Maintenance Technician Location: Decatur,TexasStarting Salary: $20-21/hour Responsibilities: 1. Service Requests/Maintenance:Address routine service requests within a 24-hour period. Respond promptly to emergency service requests. Schedule and execute preventative maintenance projects in a timely manner. Possess knowledge in HVAC, electrical, plumbing, appliance repair, irrigation, carpentry, lighting, and exterior extermination. 2. Apartment Turns: Complete painting and caulking. Schedule cleaning with housekeeper or complete it. Inspect and address appliances and light fixtures. Repair or replace damaged items. Conduct any necessary maintenance to ensure units are "market ready." Communicate potential issues, such as carpet and vinyl replacement, to the maintenance supervisor. 3. Property Appearance and Maintenance: Maintain the appearance of the office, clubhouse, and models. Ensure fitness center cleanliness and upkeep. Preserve the appearance of pool areas, laundry rooms, restrooms, picnic areas, tennis courts, and other amenities. Maintain the exteriors, breezeways, walkways, doors, rails, and property lighting. Inspect lighting fixtures weekly. Complete special property projects assigned by the manager. 4. Relations: Interact with professionally and amicably. Participate in activities. 5. On-Call: Assist with on-call responsibilities for emergency coverage during evenings, weekends, and holidays. Enforce company policies and procedures. Note: Responsibilities may vary depending on property requirements and staff size. The Assistant Maintenance Technician is also expected to act as the "acting maintenance supervisor" in the absence of the Lead Maintenance Supervisor. #INDArlington
