WHAT YOU WILL DO
As an Assistant Maintenance team member, you will support the day-to-day maintenance and operation of the property by performing basic repairs, assisting with preventative maintenance, supporting work orders, and helping maintain the property's buildings, grounds, equipment, and amenities.
You’ll work closely with the Lead Maintenance and Property Manager and will have the opportunity to step into a Lead Maintenance role when the Lead Maintenance is absent or on vacation.
Key Responsibilities:
Maintenance & Repairs
- Perform and assist with plumbing repairs
- Repair appliances and replace parts or units as assigned
- Perform electrical maintenance involving lighting, timers, circuit breakers, switches, and receptacles
- Complete carpentry repairs involving doors, jambs, shelves, trim, cabinets, and drawers
- Assist with A/C repairs and replacement of related components
- Repair carpet and padding and replace flooring or ceramic tile
- Perform exterior maintenance involving grounds, fences, patio enclosures, gutters, railings, windows, pools, and pool equipment
Preventative Maintenance & Work Orders
- Support the property's preventative maintenance program, including records and scheduling
- Complete work-order/ticketing system documentation and required Yardi input
- Maintain warranty and equipment information
- Review and update tenant information related to maintenance
- Help maintain the emergency response plan and keep it current
Property Operations & Inventory
- Support daily maintenance schedules and maintenance problem-solving
- Help monitor and minimize maintenance overtime
- Assist with reviewing utility and maintenance-related costs
- Purchase and order maintenance stock within approved budget guidelines
- Maintain inventory of maintenance supplies
- Maintain assigned property tools, equipment, and golf cart
- Support key control as assigned
Leadership & Emergency Support
- Act as Lead Maintenance when the Lead Maintenance is absent or on vacation
- Participate in on-call responsibilities
- Support emergency response procedures
- Help maintain maintenance staff appearance and uniform standards
Resident Service & Team Support
- Provide strong, service-oriented customer service to residents and team members
- Support positive tenant relations as they relate to maintenance services
- Maintain a professional appearance and attitude
- Complete additional projects and duties as assigned by the Lead Maintenance, Property Manager, or Regional Maintenance Supervisor
WHAT SUCCESS LOOKS LIKE
- Completes assigned repairs accurately, safely, and within established timeframes
- Preventative maintenance tasks and required records are completed on schedule
- Work-order documentation is accurate and current
- Tools, equipment, keys, and inventory are properly maintained and controlled
- Maintenance purchases and costs remain within approved guidelines
- Provides dependable Lead Maintenance coverage when needed
- Responds appropriately to on-call and emergency needs
- Provides timely, courteous, and professional service
- Communicates maintenance concerns and project status effectively
- Supports a safe, organized, and well-maintained property
