Job Title: Make Ready Tech / Assistant Maintenance / Porter

Reports To: Lead Maintenance Technician & Property Manager

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Make Ready Tech. Job Brief:

In coordination with the manager and senior maintenance technician, the primary responsibility of the Make Ready Tech is to ensure all vacated apartments are thoroughly restored to "market ready" status promptly and according to the manager's schedule.

Duties and Responsibilities

Training

• Complete all Grace Hill courses by the required deadlines; commissions and bonuses depend on this completion.

General

• Conduct all business in accordance with company policies, procedures, and relevant laws (OSHA, ADA, Fair Housing, etc.).
• Inspect vacated apartments and complete Make Ready checklists.
• Notify senior maintenance technician and manager of needed repairs.
• Assist during trash-out processes, including moving heavy or bulky items.
• Check appliances and report issues.
• Assist with changing or removing appliances.
• Change A/C filters and ensure all lights are off, windows and doors are locked after work.
• Clean hallways, community office, clubhouse, and fitness center regularly.
• May assist in pool maintenance.
• Work on-call every other week from Friday to Friday.
• Deliver notices to apartments and report supply needs.
• Perform other tasks as assigned.

Must meet all physical requirements and be able to follow directions.

Work Hours & Equipment

40 hours/week, 8:30 a.m. - 5:30 p.m., Monday-Friday, with on-call duties. Wear appropriate safety gear and be knowledgeable in the safe use of tools and cleaning products.

Physical & Vision Requirements

• Extensive standing, bending, climbing, and lifting (up to 100 lbs. rarely needed).
• Good vision and hearing to observe property conditions and receive instructions.

Environmental & Reasoning

• Primarily indoor work with occasional outdoor tasks.
• Apply common sense and standard procedures to routine tasks.
