Breaking Ground is seeking an Assistant Director, Leasing to oversee the leasing applications and selection process for supportive and affordable housing across NYC and upstate. You will supervise Leasing Managers, guide teams through compliance, and coordinate with developers and stakeholders to ensure timely occupancy.

The role requires LIHTC experience, supervisory background, and strong writing/analytical skills, with a focus on data-driven occupancy outcomes and program compliance.

Qualifications

  • Bachelor’s degree or equivalent experience.
  • 3 years of experience in LIHTC, Section 8, and HPD Housing Connect 2.0 Lottery.
  • LIHTC Certification required.
  • 2 years of supervisory experience.
  • Detail oriented and organized.
  • Strong writing and analytical skills.
  • Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams

Responsibilities

  • Supervise Leasing Managers and their Intake/Eligibility Specialists on the applications and selection process.
  • Partner with the Compliance team and Building Directors to manage occupancy standards and regulatory compliance.
  • Assist in managing housing lotteries and ensure properties are fully leased within deadlines.
  • Manage reporting and data collection for occupancy statistics, outcomes, demographics, homeless status, etc.
  • Provide guidance for Leasing Managers and their teams in communications with applicants.
  • Communicate with private developers on recommendations of applicants.
  • Perform other duties as assigned

Breaking Ground is the largest developer and manager of permanent supportive housing in New York. Since its founding in 1990, Breaking Ground is regarded as industry leaders in the marketing, lease-up, quality assurance and compliance for projects financed through the federal Low I ncome Housing Tax Credit (LIHTC) program. The Leasing and Compliance Team oversees the marketing, tenant selection , and compliance for projects as we ll as annual compliance and recertification for buildings.

Reporting to the Director, Leasing, theAssistant Director, Leasing manages the applications and selection process for leasing applicants for the portfolio of Breaking Ground's supportive housing and affordable housing that is managed by Breaking Ground. The Assistant Director supervises Leasing Managers whose teams work directly with affordable and special needs applicants, guiding them through the application process and pairing them with available units.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Supervise Leasing Managers who each oversee a team of Intake and Eligibility Specialists responsible for managing the application and selection process for leasing applicants

  • Assist in managing housing lotteries and ensure properties are fully leased within the deadlines set by monitoring agents and stakeholders
  • Manage reporting and data collection for occupancy statistics, outcomes, demographics, homeless status, etc.
  • Provide guidance for Leasing Managers and their teams in communications with applicants
  • Communicate with private developers on recommendations of applicants
  • Perform other duties as assigned
MINIMUM QUALIFICATIONS:
  • Bachelor’s degree or equivalent experience
  • 3 years of experience in Low Income Housing Tax Credits, Section 8, and HPD Housing Connect 2.0 Lottery system
  • LIHTC Certification required
  • 2 years of supervisory experience
  • Detail oriented and organized
  • Strong writing and analytical skills
  • Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams
