Job description

Omninet is seeking an experienced Assistant Controller - Multifamily to help lead the accounting and financial reporting function for our multifamily portfolio. This role is responsible for the integrity, accuracy and timeliness of property-level financial reporting, and provides hands-on leadership to the multifamily accounting team.

The Assistant Controller partners closely with Accounting, Operations, Asset Management and senior leadership to maintain strong financial controls, a disciplined month-end close and meaningful reporting across the portfolio. It is a highly visible role for someone who works comfortably at both the strategic and the detail level - building process, reviewing financials, coaching the team and stepping in directly to ensure deadlines and standards are met.

The ideal candidate is a strong accounting operator who enjoys bringing structure to complex environments - technically credible, organized and detail-oriented, with a clear understanding that accounting serves the broader business. They are comfortable challenging inconsistencies and holding teams accountable while remaining collaborative and solutions-oriented, and they move easily between detailed review work and discussing portfolio performance with senior leadership.

Key Responsibilities
Financial Reporting & Month-End Close
  • Own the monthly, quarterly and annual close for the multifamily portfolio, including property financial statements, journal entries, accruals, reconciliations and supporting schedules.
  • Review property-level income statements and balance sheets for accuracy, completeness and unusual variances.
  • Ensure general ledger activity is properly recorded and accounting practices are applied consistently across the portfolio.
  • Review and approve account reconciliations and ensure outstanding items are researched and resolved promptly.
  • Support consolidated portfolio reporting, ownership reporting packages, annual audits and tax reporting.
Property Accounting Oversight
  • Oversee property accounting across accounts payable and vendor payments, accounts receivable and resident balances, cash management and bank reconciliations, security deposits, accruals, capital expenditures, fixed assets, intercompany activity, and property acquisitions and dispositions.
  • Maintain strong financial controls and ensure adherence to company accounting policies and procedures.
  • Monitor property accounting activity for accuracy and identify recurring issues requiring additional training, process improvement or controls.
  • Partner with property and regional operations teams to resolve accounting discrepancies and strengthen financial discipline at the property level.
  • Manage, coach and develop the multifamily accounting team, establishing clear expectations for quality, timeliness and accountability.
  • Provide technical guidance and support to accountants while building stronger capability across the team.
  • Review team workload and responsibilities as the portfolio evolves, and support recruiting, onboarding and development.
Controls, Process & Systems
  • Evaluate existing accounting processes to improve efficiency, accuracy and scalability, and document procedures, controls and standardized workflows.
  • Strengthen the consistency of accounting practices across properties and markets.
  • Identify opportunities to better leverage Yardi and partner with leadership on automation initiatives that reduce manual processes and improve reporting.
  • Ensure appropriate segregation of duties and internal controls are maintained as the organization grows.
Operations & Business Partnership
  • Serve as a key accounting partner to Multifamily Operations and Asset Management, helping operating leaders understand property financial performance and resolve accounting questions.
  • Research material budget-to-actual variances and support budgeting, forecasting and reforecasting.
  • Assist with financial due diligence and accounting integration related to acquisitions and dispositions, and provide analysis and special-project support to senior leadership.
Required Qualifications & Experience
  • Seven or more years of progressive accounting experience, including meaningful experience in multifamily real estate.
  • Prior experience managing or directly supervising an accounting team.
  • Strong working knowledge of GAAP, financial reporting, general ledger accounting and internal controls.
  • Demonstrated experience managing a disciplined month-end close across multiple entities or properties.
  • Experience with property accounting for acquisitions and dispositions.
  • Advanced proficiency with Microsoft Excel.
Preferred Qualifications & Experience
  • CPA license.
  • Experience with Yardi.
  • Experience within an owner/operator or vertically integrated real estate organization.
