Job Summary

Under direct supervision of the Community Manager, the Assistant Community Manager acts as the administrative assistant for the property. Responsibilities include understanding all company policies and procedures, assisting in implementing them, managing financial records, and supporting leasing, marketing, and resident relations.

Must have a valid Driver's License.

Essential Job Duties and Responsibilities
  • Create a positive environment for residents and visitors.
  • Assist in attracting, screening, and selecting prospective residents according to laws and criteria.
  • Maintain knowledge of market conditions affecting leasing and operations.
  • Support marketing and advertising campaigns for leasing.
  • Assist with resident services programming.
  • Maintain rent collection procedures and follow up on delinquent accounts.
  • Handle rent deposits and related documentation.
  • Oversee security deposit administration, inspections, and refunds.
  • Familiarize with accounts payable procedures.
  • Assist in preparing and maintaining the annual operating budget.
  • Monitor landlord-tenant relations and mediate disputes.
  • Use maintenance software to track service requests and review reports.
  • Inspect apartments and property grounds regularly.
  • Ensure contractors/vendors have approval and monitor their activities.
Knowledge, Skills, and Abilities (KSAs)
  • Perform all functions of a Leasing Consultant.
  • Work flexible hours, including evenings and weekends.
  • Travel as needed; valid driver’s license or ID required.
  • Work under multiple time constraints.
  • Be computer literate.
  • Provide excellent customer service.
  • Strong written and oral communication skills.
  • Proficiency in One Site preferred.
  • Be prepared to step in as acting Community Manager if necessary.
Education and Experience
  • High School Diploma or Equivalent.
  • At least one year of property management experience preferred.
  • Experience in affordable housing, Tax Credit, HUD, or Rural Development is a plus.
Physical Demands
  • Access all areas of the property, including multilevel structures.
  • Work on a computer for at least 7 hours daily, standing or sitting.
  • Communicate effectively with applicants, residents, vendors, and staff.
