Job Overview

The Assistant Community Manager is responsible for the efficient operation and financial performance of the community under the guidance of the Community Manager. This role also involves acting as the Community Manager in their absence.

Key Responsibilities
  • Encourage lease renewals and negotiate terms to reduce vacancy rates.
  • Assist with rent collection and expense management to ensure financial health.
  • Manage delinquent rent collection, notices, evictions, and work with collection agencies if needed.
  • Support marketing efforts, including showing units and responding to inquiries.
  • Qualify prospects, process applications, and handle deposits following Vidalta procedures and Fair Housing laws.
  • Ensure accurate and timely completion of leases and administrative paperwork.
  • Assist with community emergencies, safety, and liability issues.
  • Contribute to rent/pricing strategies and ensure marketing materials are current.
  • Participate in resident activities to enhance satisfaction and foster positive relationships.
  • Address resident concerns promptly and follow up on service requests.
  • Conduct property inspections and coordinate with maintenance for repairs.
  • Achieve KPIs such as occupancy >95%, net leased >93%, and renewal retention >50%.
Requirements
  • Minimum 2 years of property management experience.
  • Bilingual in English and Spanish is a plus.
  • Experience in collections, sales, and marketing.
  • Flexibility to work weekends and varied schedules.
  • Strong customer service, organizational, and communication skills.
  • Knowledge of fair housing laws.
  • Proficiency with Onesite and Microsoft Office Suite.
