Job Summary

Responsible for ensuring the efficient operation of the community under the supervision of the Community Manager, with the ability to assume responsibilities in their absence.

Essential Duties and Responsibilities
  • Report, maintain, and submit administrative forms, files, and reports promptly. Post rent to MRI and perform bookkeeping as needed.
  • Assist the Community Manager with orientation, training, and scheduling of leasing and office staff.
  • Inspect model units, offices, and vacant units to ensure marketability; maintain organized files and inspect all make-ready units.
  • Maintain awareness of the community’s curb appeal.
  • Regularly monitor competitors’ pricing, policies, lease terms, and community features.
  • Lease available apartments to qualified prospects and assist with lease renewals through initial contact and follow-up.
  • Maintain a professional appearance and behavior at all times.
  • Have thorough knowledge of leasing techniques, current rental rates, community amenities, and fair housing standards.
  • Ensure courteous and efficient responses to resident requests.
  • Assist in designing and implementing resident retention programs, such as newsletters or social activities.
  • Report any unusual or extraordinary circumstances regarding residents or the community.
  • Operate in compliance with OSHA standards and safety policies.
  • Pursue educational opportunities for personal growth.
Supervisory Responsibilities

This role does not have supervisory responsibilities unless the Community Manager is unavailable.

Qualifications
  • High school diploma or GED; or one year of related experience/training; or equivalent.
  • Ability to read and write simple instructions and communicate effectively.
  • Basic mathematical skills.
  • Complete Fair Housing training within 1 day of hire; Preventing Sexual Harassment, Workplace Harassment, and Drug-Free Workplace courses within 7 days.
  • Valid driver’s license required; Fair Housing Certificate within 60 days.
Physical Demands and Work Environment

Requires regular use of hands, standing, walking, sitting, reaching, climbing, stooping, and lifting up to 10 pounds. Vision abilities include close, distance, color, peripheral, and depth perception. The work environment involves outdoor conditions and moderate noise levels.
