We are seeking an Assistant Property Manager for a community in Northeast Florida. The ideal candidate is self-motivated, eager to learn, and possesses a strong work ethic. This role is perfect for goal-oriented, motivated individuals looking to grow with our expanding company.

Essential Functions and Responsibilities

  • Perform supervisory, administrative, and management functions in property operations in the absence of the Property Manager.
  • Assist and advise new residents on lease requirements and responsibilities.
  • Conduct background checks on applicants and recommend acceptance or rejection.
  • Interview prospective residents, show available units, and explain dwelling operations.
  • Lease vacant units to approved applicants.
  • Manage eligibility and recertification processes related to tenants’ income and family composition.
  • Maintain a waiting list of prospective residents.
  • Keep records of leases, accounts receivable, delinquencies, and evictions.
  • Collect rents, prepare deposits, and generate financial reports ensuring accuracy.
  • Monitor vacancies and delinquency reports regularly.
  • Coordinate maintenance requests and oversee contractors.
  • Inspect units and grounds for maintenance needs, ensuring safety and cleanliness.
  • Respond to emergencies promptly.
  • Manage work orders, conduct quality inspections, and ensure timely completion.
  • Maintain inventories and review requisitions for supplies and equipment.
  • Prepare rent roll controls and handle tenant delinquency issues.
  • Investigate and resolve tenant complaints or refer to the Property Manager.
  • Prepare HUD and other property reports as required.
  • Foster positive relationships with residents, staff, and external agencies.
  • Assist in budget preparation and monitor operational expenses.
  • Review payroll and property reports for accuracy.
  • Handle petty cash and utility meter readings.
  • Coordinate with governmental agencies and housing authorities.
  • Perform additional duties as needed.

Ideal Candidate Qualifications

  • High school diploma or equivalent preferred.
  • Experience in financial management and operational review.
  • Ability to exercise judgment and discretion.
  • Knowledge of tax credit, public housing, and affordable housing programs is a plus.
  • Flexibility to work on Saturdays.
