Job Summary
Responsible for ensuring the efficient operation of the community under the supervision of the Community Manager. Able to assume responsibility in the Community Manager’s absence.
Essential Duties and Responsibilities
- Report, maintain, and submit administrative forms, files, and reports accurately and timely. Post rent and perform bookkeeping functions as necessary.
- Assist the Community Manager with orientation, training, and scheduling of leasing and office staff.
- Inspect model units, office, and vacant units to ensure marketability. Maintain organized files and oversee make-readies.
- Monitor the community's curb appeal and ensure it is attractive to prospects.
- Regularly research competitors’ pricing, policies, lease terms, and community features.
- Lease apartments to qualified prospects, assist with lease renewals, and follow up with residents.
- Manage inventory and order administrative supplies for the office.
- Maintain a professional appearance and behavior at all times.
- Apply effective leasing techniques and sales methods, stay informed on rental rates, sizes, amenities, and community features.
- Ensure compliance with Fair Housing Standards and company policies.
- Respond courteously and efficiently to resident requests.
- Assist in designing and implementing resident retention programs, such as newsletters or social activities.
- Report any unusual or extraordinary circumstances regarding residents or the community.
- Operate within OSHA standards and company safety policies.
- Seek educational opportunities for personal growth and development.
Supervisory Responsibilities
Supervisory role only in the absence of the Community Manager.
Qualifications
- High school diploma or GED; or one year of related experience/training; or equivalent.
- Ability to read, write, and present information effectively.
- Mathematical skills to handle basic calculations.
- Fair Housing certification required within 1 day of hire.
- Preventing Sexual Harassment, Workplace Harassment, and Drug-Free Workplace courses to be completed within 7 days of hire.
- Physical ability to perform job duties, including lifting up to 10 pounds and standing, walking, sitting, reaching, and occasional climbing or stooping.
- Work environment includes outdoor conditions and moderate noise levels.
