$50,000.00/hr - $53,000.00/hr

Job Title: Assistant Community Manager

Supervisor: Community Manager

FLSA Status: Non-exempt (Hourly)

JOB SUMMARY:

Responsible for ensuring the efficient operation of the community under the direction of the Community Manager. Able to assume responsibility for the community in the Community Manager’s absence.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Efficient and timely reporting, maintenance, and submission of all administrative forms, files, and reports. Post rent. Perform bookkeeping functions as necessary.
  • Assist the Community Manager in orientation, training, and scheduling of leasing and office personnel.
  • Inspect model, office, and vacant units to ensure marketability. Maintain organized files and inspect all make-readies.
  • Maintain awareness of the community’s curb appeal.
  • Regularly shop competitors to know their pricing, policies, lease terms, and community features.
  • Lease to qualified prospects by showing available apartments. Assist with lease renewals through initial contact and follow-up.
  • Manage inventory and order all necessary administrative supplies and equipment.
  • Ensure professional appearance and behavior of yourself and all personnel at all times.
  • Apply leasing techniques and sales methods as outlined in the Leasing & Marketing Manual. Be fully informed of rental rates, sizes, locations, and amenities.
  • Maintain knowledge of Fair Housing Standards.
  • Follow company policies and procedures.
  • Respond courteously and efficiently to all resident requests.
  • Assist in designing and implementing resident retention programs, such as newsletters or social activities.
  • Report any unusual or extraordinary circumstances regarding residents or the community.
  • Operate within OSHA standards and company safety policies.
  • Seek educational opportunities for personal growth and development.
SUPERVISORY RESPONSIBILITIES:

Only in the absence of the Community Manager.

QUALIFICATIONS:

Must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made for individuals with disabilities.

EDUCATION and/or EXPERIENCE:

High school diploma or GED; or one year related experience and/or training; or equivalent.

LANGUAGE SKILLS:

Ability to read, comprehend, and communicate effectively in writing and verbally with residents and team members.

MATHEMATICAL SKILLS:

Ability to perform basic calculations related to discounts, interest, and percentages.

TRAINING, CERTIFICATES, LICENSES, AND DESIGNATIONS:

Fair Housing certification required within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment, and Drug-Free Workplace courses completed within 7 days of hire.

REASONING ABILITY:

Apply common sense understanding to carry out detailed instructions and solve problems involving standard variables.

CERTIFICATES, LICENSES, REGISTRATIONS:

Fair Housing Certification required within 1 day of hire.

PHYSICAL DEMANDS:

Regular use of hands, talking, walking, sitting, reaching. Occasionally climb, balance, stoop, kneel, crouch, or crawl. Lift up to 10 pounds. Vision abilities include close, distance, color, peripheral, and depth perception.

WORK ENVIRONMENT:

Frequent exposure to outside weather conditions. Moderate noise level.
