Job summary

ALCO Management, Inc. is seeking an Assistant Community Manager in Chattanooga to support daily property operations and lead the team in the Community Manager's absence.

You will ensure accurate leasing and income certifications, conduct resident interviews, and coordinate with leasing, maintenance, and vendors to provide housing for families in need.

Qualifications

  • High school diploma or equivalent required.
  • Must be over 18 years of age.
  • Must be able to speak, read and write English.
  • Must have administrative or property management experience.
  • Understanding of and experience with Project-Based Section 8 and Tax Credit programs preferred.
  • Must be able to multi-task and meet deadlines.
  • Ability to communicate professionally with co-workers, residents, vendors, and corporate staff.
  • Proficient with Microsoft Office (Excel, Word, Outlook).
  • Operational experience as a manager or assistant manager of a similar residential community is preferred but not required.

Responsibilities

  • Assist the Community Manager in the daily operation of the property and lead the property team in the Community Manager's absence.
  • Ensure accurate and efficient completion of applications, leases, and annual income re-certification paperwork.
  • Complete resident interviews, leasing documents, and certifications of income to ensure housing for families with greatest financial need.
  • File evictions in a timely manner.
  • Coordinate with leasing and maintenance staff to manage tasks.
  • Answer incoming phone calls and handle them accordingly.
  • Investigate and help resolve complaints, disturbances, and lease violations.
  • Coordinate with outside vendors to arrange trash removal, maintenance, landscaping, security, and other services.

Supervisory Role

The Assistant Community Manager is not responsible for the direct supervision of any personnel assigned to the site; however, in the absence of the Community Manager, the Assistant Community Manager will direct the work of the other team members.

WORK ENVIRONMENT

Balancing the various priorities of the property, its residents, and the staff is the most difficult part of the position. The Assistant Community Manager will find numerous demands on their time and must maintain sight of the overall operational plan while addressing the needs of the site and the residents. The work environment is relatively unstructured, allowing the Assistant Community Manager to interact and determine priorities in the way most appropriate or as directed by the Community Manager.

Note: In states requiring persons executing residential leases on behalf of landlords to be 21 years of age, the minimum required age shall be 21 in conformance with state law.

Compensation & Benefits

The salary range for this position is $20.00 - $23.00 annually. Final compensation will be determined based on experience, qualifications, certifications, geographic considerations where applicable, and internal equity.

In addition to base pay, eligible team members may participate in performance-based incentives where applicable.
