Job description

Major Objectives:

  1. Support and work with the Community Manager to ensure the overall operational and financial success of the lease-up community.
  2. Oversee all accounting functions required for the community.
  3. Assist in leading, developing, and coordinating onsite team members to reach their potential and exceed community goals by maximizing performance.
  4. Collaborate with the Community Manager on objectives such as occupancy, marketing, expense control, and lease-up stabilization.
  5. Ensure resident and employee experiences align with Garrett Residential's vision and expectations.

Specific Duties and Responsibilities:

  1. Create an exemplary customer experience for residents.
  2. Resolve resident concerns or objections promptly.
  3. Collect and account for rents and other monies owed.
  4. Maintain financial transactions for Verso and conduct regular audits.
  5. Collect rent by the 5th of each month and pursue overdue payments daily.
  6. Manage debt collection efforts for past due balances.
  7. Conduct move-out inspections and complete deposit accounting in Entrata.
  8. Keep resident files complete and accurate.
  9. Conduct market surveys and communicate updates on new communities.
  10. Follow-up with prospects via phone, email, and thank-you notes.
  11. Process rental applications.
  12. Manage move-in schedules and apartment inspections prior to move-in.
  13. Ensure the community is ready for business daily by 9 AM.
  14. Maintain professional relationships with vendors, residents, and team members.
  15. Assist in community operations in the Community Manager's absence.

Prerequisites:

  1. Demonstrate dynamic leadership and commit to self-improvement.
  2. At least two years of residential property management experience as an Assistant Community Manager.
  3. Be detail-oriented and highly organized.
  4. Recognize personal shortcomings and seek improvement.
  5. Exhibit excellent communication skills.
  6. Listen actively and understand goals.
  7. Think creatively and innovatively.
  8. Certification such as CAM or ARM is a plus.
  9. Knowledge of Entrata preferred.
  10. Understand Fair Housing, Fair Credit Reporting Act, ADA, Landlord-Tenant Law, and OSHA Standards.

Pre-Prerequisites (Most Important):

  1. Strong problem-solving skills.

Physical Demands:

  1. Climb up to four flights of stairs.
  2. Walk several acres for community tours.
  3. Lift up to 25 lbs.
  4. Sit or stand for extended periods.

Initial Training and Orientation:

  • Weekly scheduled meetings with a supervisor.
