Assistant Community Manager - 99 West Paces

Job Overview

The Assistant Community Manager supports the Community Manager in overseeing the financial and operational aspects of the community. Key responsibilities include completing accounting and reporting tasks, preparing financial reports, processing invoices, collecting rent and fees, reconciling accounts, and using property management systems for financial tracking and reporting.

Key Responsibilities
  • Assist in leasing and marketing efforts to meet revenue and occupancy goals, managing the full leasing cycle.
  • Handle daily financial transactions, review and process vendor invoices, and ensure compliance with company policies.
  • Analyze market trends and recommend improvements; stay informed about industry standards and technology.
  • Enforce lease agreements, conduct inspections, manage collections, and handle evictions and notifications.
  • Manage client and owner relations, conduct property tours, and oversee vendor relationships.
  • Maintain property safety, cleanliness, and appearance; report malfunctions and incidents.
  • Act as on-site supervisor in the absence of the Community Manager, coordinating maintenance and daily operations.
  • Develop and implement marketing strategies to sustain occupancy, monitoring market conditions.
  • Perform other duties as assigned.
Work Environment & Hours

Schedule: 40 hours/week, including weekends as scheduled. Typical hours: Monday–Friday 9am–6pm, Saturday 10am–5pm, Sunday 1pm–5pm. May vary by location.

Minimum Requirements
  • Availability to work weekends when scheduled.
  • Ability to work in both office and outdoor environments.
Qualifications
  • High School Diploma or GED.
  • Experience in property management, sales, marketing, or customer service preferred.
  • Strong communication and presentation skills.
  • Proficiency in property management software (preferably Entrata, Yardi, or One Site).
Physical & Travel Requirements
  • Ability to lift up to 20 pounds independently, 50 pounds with assistance.
  • Frequent standing, walking, reaching, and occasional sitting and keyboard use.
  • Routine local travel for errands and meetings; occasional non-local travel.
