Assistant Community Manager

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. You will play a key role in rent delinquency and collection to optimize the property's cash flow and financial health. Responsibilities include managing personnel, leasing, maintenance, financial, administrative, and risk management functions in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff, ensuring compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and promptly.
  • Process and reconcile daily account receivables.
  • Follow up on bad debts, including late notices, resident contact, and evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts and bill utilities where applicable.
  • Perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Conduct unit walk-throughs, post move-out charges, and handle security deposits.
Personnel Management
  • Attend onsite daily.
  • Use consistent screening, hiring, training, coaching, and development techniques.
  • Ensure staff effectiveness through ongoing training and support.
  • Promote harmony and high performance among staff.
  • Ensure staff compliance with policies.
  • Implement leasing strategies and marketing plans.
  • Address resident complaints and requests to ensure satisfaction.
  • Develop resident retention programs.
  • Show, lease, and facilitate move-ins for prospective residents.
Administrative Management
  • Provide excellent customer service and monitor maintenance responsiveness.
  • Maintain property appearance and oversee repairs.
  • Assist in supervising all operational functions.
  • Manage resources, equipment, and supplies efficiently.
Education/Experience
  • High School Diploma or equivalent; Bachelor’s preferred, or 2 years in housing industry, or related experience.
  • Basic computer skills and knowledge of onsite software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Remain stationary or move about regularly, including climbing ladders, working in confined spaces, and lifting up to 25 lbs.
  • Work in various environments, including outdoor conditions and extreme temperatures.

Salary Range: $22 - $25 per hour.
