Role Overview

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing rent collection, financial reporting, personnel, leasing, maintenance, and ensuring compliance with policies, safety, and fair housing laws.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income accurately and timely.
  • Process and reconcile account receivables daily.
  • Follow up on bad debts, send late notices, contact residents/guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts, including utilities billing.
  • Conduct end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Manage move-out charges, security deposits, and refunds.

Personnel Management

  • Attend onsite daily.
  • Screen, hire, train, coach, and develop staff using consistent techniques.
  • Ensure staff effectiveness through ongoing training and support.
  • Promote team harmony and performance.
  • Ensure staff compliance with policies.
  • Implement leasing strategies and marketing plans.
  • Handle resident concerns and develop retention programs.
  • Show, lease, and move-in prospective residents.

Administrative Management

  • Provide excellent customer service and monitor service requests.
  • Maintain property appearance and coordinate repairs.
  • Supervise business functions related to operations.
  • Manage resources, equipment, and supplies efficiently.

Education & Experience

  • High School Diploma or equivalent; Bachelor's preferred or relevant experience.
  • Proficiency in onsite software and basic computer skills.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Remain stationary or move about as needed, work in various environments, lift up to 25 lbs, and work overtime or in emergencies.

At Asset Living, compensation considers skills, background, and certifications. Our benefits include medical, dental, vision, life, disability insurance, 401K, bonuses, paid sick days, and holidays.

Salary Range: $20 - $26 per hour.
