We are seeking a positive and upbeat Assistant Community Manager here at UnitedPoint Communities! Responsibilities include filling vacancies, touring prospects, assisting in renewal offers, responding to tenant inquiries, assisting in rent collection, application/screening processing as well as answering phones and foot traffic that comes in the door. This position reports directly to the Community Manager and is the main point of contact to assist the Community Manager. To be successful, you should be well organized and have excellent interpersonal skills as well as be a great multi-tasker. You should have an understanding of fair housing/ADA compliance, have strong communication skills, be outgoing, and motivated to grow. RESPONSIBILITIES

  • Attract prospective residents by advertising units, obtaining referrals from current residents, explaining advantages of location and services, and touring units.
  • Ensuring the property maintains high occupancy levels through leasing and assisting the Community Manager with residents inquiries.
  • Assist in proposing renewal offers to current residents at least 90 days before their lease expiration.
  • Ensure the residents at the Community have everything they need to be satisfied and happy with the place they call home.
  • Helping the Community Manager with consistent updates of OneSite.
  • Assist in rent collection.
  • Handling clerical and administrative tasks such as answering incoming calls, preparing leases, reports, and providing the support necessary to the Community Manager.
  • Helping to enforce property rules and implement successful management of the Community.
  • Field service requests and ensure they are handled properly to the total satisfaction of the resident.
  • Updating maintenance on needs, issues, and consistent updating of the Make-Ready board inside of Podio.
  • Assist in Pre-walking units upon Notice-To-Vacate and help to assess which vendors need to be scheduled to start make-ready immediately upon unit vacancy.
  • Assist in double checking invoices received by vendors for accuracy.
  • Help coordinate and assist in planning Community events.
  • Have knowledge of the affordable rent-restricted units (LIHTC) vs the Market units at the Community, and have a basic understanding of the LIHTC rules and regulations to assist the Community Manager in staying in compliance.

QUALIFICATIONS

  • High school diploma or equivalent.
  • Experience in the Multi-family Industry required
  • LIHTC experience in the state of Kansas is a strong plus.
  • Motivation for leasing, sales, and providing support.
  • Excellent communication, sales ability, and interpersonal skills.
  • A working up-to-date knowledge of Fair Housing laws.
  • Familiarity with technology and competence with office management software and OneSite Leasing & Rents.
  • Quick Responsiveness in general, and especially to the requests of tenant or maintenance emergencies.
  • General knowledge of property maintenance and upkeep.
  • Professional, prompt, and courteous correspondence with tenants when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.
