Position

ASSISTANT COMMUNITY MANAGER

Responsibilities

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in delinquency and rent collection to optimize the property\'s cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company\'s policies and procedures, safety and fair housing guidelines, and liability concerns.

  • Posting all payments and income from applicants, current residents, and non-current residents accurately and timely.
  • Processing and reconciling daily accounts receivable.
  • Monitoring and following up on bad debt, including late notices, resident and guarantor contact, and filing evictions.
  • Helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Posting charges to resident and non-current resident accounts and bill backs of utilities where applicable.
  • Handling end-of-month closing procedures and reporting.
  • Maintaining accurate and organized records; auditing resident files for accuracy.
  • Walking units, posting move-out charges, statements, and security deposit refunds.
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management; ensure leasing processes are effective and documentation is accurate and up to date.
  • Implement marketing strategies and systems per the annual marketing plan.
  • Address resident complaints, concerns, and requests to maintain resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
  • Effectively show, lease, and move in prospective residents.
  • Manage excellent customer service and monitor maintenance service requests and responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, ensure service quality).
Education/Experience
  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to remain in a stationary position or move about the property; communication with others to exchange information; may involve repetitive motions of wrists, hands, and fingers; assess accuracy and thoroughness of work.
  • Frequently move about to accomplish tasks or move between sites.
  • Occasionally required to ascend/descend ladders and stairs, work in various environments, lift up to 25 lbs, operate equipment, and work overtime, including nights or weekends as emergencies arise.
