Role Overview

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Responsibilities include rent collection, managing personnel, leasing, maintenance, administration, and risk management, especially in the absence of the Community Manager. You will supervise staff and property compliance with policies, safety, fair housing, and liability standards.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile daily account receivables.
  • Follow up on bad debts, send late notices, contact residents/guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts and bill utilities where applicable.
  • Complete end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Post move-out charges, refunds, and security deposits.
Personnel Management
  • Attend onsite daily.
  • Use consistent techniques for hiring, training, coaching, and developing staff.
  • Ensure staff effectiveness through ongoing training and support.
  • Promote harmony and high performance among staff.
  • Ensure staff compliance with policies and procedures.
  • Manage leasing processes and implement marketing strategies.
  • Handle resident concerns, develop retention programs, and facilitate leasing and move-ins.
Administrative Management
  • Provide excellent customer service and monitor maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs.
  • Supervise business functions related to operations.
  • Manage resources, equipment, and supplies efficiently.
Qualifications
  • High School Diploma or Equivalent; Bachelor’s preferred, or 2 years industry experience, or related experience.
  • Basic computer skills and familiarity with onsite software.
  • Knowledge of Fair Housing Laws and OSHA standards.
Physical Requirements
  • Regularly stand or sit for prolonged periods, communicate, and perform repetitive motions.
  • Move around the property, ascend/descend ladders, work in various environments, and lift objects up to 25 lbs.
  • Work overtime, weekends, and in outdoor or hazardous conditions as needed.

Compensation includes a salary range of $22 to $28 per hour, with comprehensive benefits. The role is full-time, with responsibilities that may evolve.
