Role Overview

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing rent collections, handling all phases of property operations, supervising staff, ensuring compliance with policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile daily account receivables.
  • Follow up on bad debts, prepare late notices, contact residents/guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts, including utility bill-backs.
  • Perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Manage move-out procedures, including charges, statements, and deposits.
Personnel Management
  • Attend onsite daily.
  • Screen, hire, train, coach, and develop staff following company directives.
  • Ensure staff effectiveness through ongoing training and support.
  • Promote team harmony and performance.
  • Ensure staff compliance with policies.
  • Manage leasing activities, follow-up, lease signing, and reporting.
  • Implement marketing strategies and resident retention programs.
  • Show, lease, and move-in prospective residents.
Administrative Management
  • Ensure excellent customer service and timely maintenance responses.
  • Maintain property appearance and oversee repairs.
  • Assist in supervising business functions.
  • Manage resources, equipment, and supplies efficiently.
Qualifications
  • High School Diploma or equivalent; Bachelor’s preferred or relevant experience.
  • Proficiency in onsite property management software and basic computer skills.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Ability to remain stationary, move about, ascend/descend, and work in various environments, including outdoor and enclosed spaces, with physical exertion up to 25 lbs.
  • Work may include overtime, weekends, and emergency hours.
