Assistant Commercial Property Manager
Principle Duties & Responsibilities
- Ensure the daily operations of properties, including building systems, mechanical, parking, sweeping, landscaping, and general maintenance, are executed according to Benderson Development standards. Coordinate repairs and upgrades to existing facilities and collaborate with the construction department on new construction or tenant buildouts from planning to turnover. Perform regular inspections of properties, primarily common areas, based on landlord obligations, location, and current projects. Maintain an excellent exterior appearance of retail centers (or other properties), including façade, landscaping, and parking lot upkeep. Create scopes of work for bid purposes, obtain estimates, review, negotiate contracts, secure permits, and award contracts to subcontractors. Oversee contractor work, monitor service quality, and ensure proper execution. Complete final inspections and documentation of construction/repair work to confirm compliance with tenant and company requirements.
- Serve as the primary contact for tenants, enforcing lease terms and addressing all tenant concerns and requests, including after-hours emergencies. Conduct pre- and post-vacancy tenant inspections. Act as liaison between BDC, tenants, and the public. Assist leasing agents in identifying prospective tenants through property showings as needed.
- Understand emergency management policies relevant to property management, including plumbing, electrical, fire safety, law enforcement, and lighting. Communicate with local municipal authorities regarding notices and enforcement of local ordinances and codes.
- Provide guidance to maintenance staff regarding daily tasks, responsibilities, upcoming events, and promotions. Supervise, train, and monitor maintenance staff performance.
- Manage purchase orders, approve invoices, and support documentation to expedite the voucher process. Perform pre- and post-vacancy tenant inspections.
Qualifications
- Excellent organizational, written, and communication skills.
- Minimum of 3 years’ experience in commercial multi-property management or managing a complex single commercial property.
- Knowledge of construction, mechanical, electrical, and plumbing disciplines.
- Valid New York State driver’s license required.

Pay Range: $65,000 - $75,000 annually. Final offer depends on geographic location, experience, and skills.
