The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. The above hiring range represents the University's good faith and reasonable estimate of the range of possible compensation at the time of posting.

Position Summary

Reporting to the Director of Engineering Operations, the Assistant Building Manager will manage the daily operations of corrective and preventive maintenance for critical building systems, automation controls and valves directly related to HVAC, electrical, piping/plumbing systems. The ABM will also follow up on work tickets, insures completeness and reports out key stakeholders, including clients and building occupants.

Responsibilities
  • Performs duties as related to EAP/Fire Life Safety Director certification for applicable \"commercial/class E\" buildings. After-hours response to building fire alarms as part of the CUIMC fire brigade.
  • Maintains the necessary FDNY certificates of fitness as part of the engineering operations teams (e.g., C-14, S-95, A-35, P-98).
  • Performs inspections of custodial supply rooms, mechanical equipment rooms, and stock areas to identify potential regulatory and worker safety issues.
  • Keeps logs on conditions across the CUIMC Campus.
  • Performs accident investigations and assists in the design and implementation of recurrence prevention programs and procedures in engineering operations.
  • Working with Campus Life Safety & Regulatory Compliance reviews chemical inventories and Safety Data Sheets for chemicals proposed for use in the custodial and engineering operations departments and approves such use. Collaborates with Campus Life Safety & Regulatory Compliance to ensure that SDSs are properly maintained and that staff are adequately trained in accessing and understanding them.
  • Participates in regulatory and safety-related training planning, execution, tracking, and evaluation with Campus Life Safety & Regulatory Compliance.
  • The position is considered \"essential personnel\" and is required to provide administrative, management, individual support, and various other duties, as needed, during and outside regular working hours, including institution closures and duties associated with emergencies and scheduled and unscheduled events.
  • Oversees and manages the technical staff’s daily operations consisting of corrective and preventative maintenance for critical building systems, automation controls and valves directly relating to HVAC, electrical, piping/plumbing systems.
  • Coordinate with outside vendors for follow-up on scheduled maintenance.
  • Works with building manager to insure that maintenance is performed.
  • Establish roof and floor drain management.
  • Monitors work areas and examine systems to ensure safe conditions or to detect violations of procedures or safety rules.
  • Examines systems information to determine needed installations, services, or repairs.
  • Requisition materials and supplies, such as equipment, replacement parts.
  • Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects for properties.
  • Coordinate and oversee operations, maintenance, administration, and improvement of properties.
  • Maintain records of maintenance, operating costs, and special permits issued.
  • Determine and certify the eligibility of prospective vendors.
  • Performs duties as related to Fire Safety Director certification for Class B / Commercial buildings i.e. be familiar with the building and elements contained on the Building Information Card (BIC), be familiar with the written Fire Safety Plan, respond to building fire alarms and interface with FDNY, participate in building fire and evacuation drills, and management of all related logs and reports.
  • Coordinates Custodial and Engineering teams response, utility shut-down, clean-up, space mitigation, neighbor and occupant outreach, environmental remediation and all follow-up.
  • Performs other related duties as assigned.
Minimum Qualifications
  • Requires a bachelor's degree or equivalent in education and experience plus four years related experience.
  • NYC Refrigeration License (Q-01)
  • Must possess strong communication and interpersonal skills. Some experience in a lead position or experience as a supervisor. Knowledge of building operations and management, excellent communication and interpersonal skills required. Ability to work in a complex institutional environment and to think strategically required.
  • Candidate must also hold or be able to obtain a valid F-85 Certificate of Fitness as a Fire Safety Director within nine months of employment.
  • Ability to work flexible hours.
