What You’ll Do:

As an Asset Manager/Portfolio Manager, you will support the Asset Management and Portfolio Management team in the oversight of our portfolio of properties located in Columbus, OH and Cincinnati, OH. This is a key role within our corporate office that collaborates across a wide array of stakeholders ranging from internal teams to external partners.

Where You’ll Work:

Located in downtown Columbus, Ohio, our corporate offices overlook the Columbus Commons which plays hosts to over 200 events throughout the year. Enjoy the building’s fitness center and rooftop terrace with adjoining clubroom and walk to some of the city’s best restaurants and downtown amenities.

What You’ll Own:

  • Optimize asset value and investor returns for a scattered site portfolio consisting of 1,675(+) conventional and student housing units across multiple markets.
  • Lead the Asset/Portfolio Management Team (currently one analyst) as we scale in existing markets and strategically enter new markets.
  • Develop and maintain all department financial models, reports, and ad hoc analyses supporting asset management and portfolio management objectives.
  • Participate in debt strategy including evaluation of refinance, DSCR analysis, and recapitalization opportunities. Manage the completion of all lender-required repairs and compliance reporting.
  • Participate in quarterly property valuations and hold/sell review., including the coordination of third-party appraisals and BOV’s (broker opinion of value). Assist leadership in outlining strategic disposition timelines and property repositioning strategy.
  • Create and analyze annual market reports for each asset in the portfolio to support strategic investment and asset management decisions.
  • Collaborate with transaction team to develop and update business plan assumptions for new acquisitions.
  • Collaborate with external property tax consultants via monthly review and ad hoc analyses, minimizing tax liability for portfolio.
  • Coordinate the disposition process including broker management, due diligence consolidation, closing execution, and final investment summary.
  • Review and analyze annual operating budgets prepared by the operations team. Analyze monthly operating statements to monitor business plan progress.
  • Create and maintain comprehensive capital plans for each asset including deferred maintenance, asset preservation, capital improvements and replacement reserve forecasts. Track business plan progress and premium achievement.
  • Facilitate recurring performance calls with each property team to identify opportunities for operational efficiency.
  • Regular analysis of asset level cash management, investor distributions, and capital calls.
  • Oversee and manage the relationship with a small portfolio of commercial tenants and utilize the brokerage market and ongoing relationships to optimize the portfolio.

What You’ll Bring:

  • Bachelor’s degree required. Business, Real Estate, Finance, or Economics major, preferred.
  • 2+ years’ professional experience in Asset or Investment Management. Multi-family experience, inclusive of internships, preferred.
  • Advanced modeling and analytical skills. Proficiency in MS Word, Excel and PowerPoint required.
  • Ability to manage multiple projects and maintain strict timelines.
  • Effective written and verbal communication and exceptional customer service skills.
  • Must be comfortable interfacing with both internal and external stakeholders, including investors and business partners.
  • The ability to lead a team of analysts.
