Job summary

Creative Financial Staffing, LLC seeks an Asset Manager in Providence, RI to influence a growing real estate portfolio. The role partners with senior leadership to evaluate performance, drive reporting improvements, and optimize property results.

The position requires 5+ years in real estate asset management, strong financial analysis, and advanced Excel. Hybrid work is offered with no direct people management responsibilities, and LIHTC/HUD experience is preferred.

Qualifications

• 5+ years of real estate asset management experience with strong financial analysis and accounting knowledge.
• Experience with a real estate owner/operator, asset management firm, or property management organization.
• Affordable housing experience strongly preferred, LIHTC, HUD, Section 8.
• Strong understanding of property operations, financial statements, NOI, rent rolls, occupancy, budgeting, and forecasting.
• Advanced Excel skills and experience with property management systems such as RealPage or Yardi.

Responsibilities

• Monitor property and portfolio performance, identifying risks and opportunities to improve operating results.
• Analyze NOI, occupancy, rent rolls, collections, operating expenses, and capital expenditures.
• Partner with third-party Property Management teams to address performance gaps and drive accountability.
• Review monthly financial statements and property reporting with Accounting for accuracy and alignment with operations.
• Lead budget-to-actual variance analysis and support property budgets, forecasts, and financial performance reporting.
• Evaluate performance across affordable housing properties, including LIHTC, HUD, and Section 8 portfolios.
• Present actionable insights to senior leadership and improve reporting, controls, and collaboration across teams.

Salary: $130,000–$140,000 + 10% bonus

Asset Manager Key Responsibilities:
