Elmington Affordable is seeking an Asset Manager to oversee the investment lifecycle of LIHTC multifamily assets in the Nashville area. You will monitor performance, reforecast when needed, and collaborate with development and property management teams to drive value.

The role requires 2–5 years in asset management or real estate analytics, with a bachelor’s degree and strong communication, organization, and financial analysis skills.

Responsibilities

• Develop and execute strategies to drive revenue growth across the portfolio.
• Determine effectiveness of expense-controlling and revenue-enhancing initiatives, and implement accordingly.
• Establish review processes to analyze financial performance against budgets.
• Conduct quarterly property visits to assess onsite performance/operations, curb appeal, and ensure Elmington standards are met.
• Forecast asset performance by evaluating cash flow to maximize distributions to investors.
• Analyze portfolio trends and external market trends impacting asset performance.
• Track assets' performance through various reporting methods shared with stakeholders.
• Conduct audits to ensure portfolio compliance with regulations.
• Work closely with development during underwriting and due diligence.
• Collaborate with property management and all lines of Elmington.

The Asset Manager is responsible for overseeing the investment lifecycle of a portfolio of LIHTC multifamily assets. This includes, but is not limited to, monitoring the original investment plan, communicating about performance, and reforecasting when assets have strayed from the investment plan.

ESSENTIAL JOB FUNCTIONS:

• Develop and execute strategies to drive revenue growth across the portfolio
• Determine effectiveness of expense-controlling and revenue-enhancing initiatives, and implement accordingly

• Conduct quarterly property visits to assess onsite performance/operations, curb appeal, and ensure Elmington standards are met

SPECIFIC EDUCATION OR EXPERIENCE:

• Bachelor's degree in a related field
• 2 - 5 years' experience in asset management, real estate analytics, or similar industry preferred but not required
