Job summary

Urban Villages Inc. (UVI) is seeking an Asset Management Associate to support financial management of a diverse real estate portfolio, including building proforma models, property performance reviews, market research, and transaction coordination.

The role requires advanced Excel and Argus skills, strong written/spoken communication, and an entrepreneurial, highly organized mindset. Report to the Vice President of Asset Management in a Denver-based team.

Qualifications

  • Bachelor's degree required in real estate, accounting, finance, or related field.
  • 4 years of commercial real estate experience preferred.
  • Strong understanding of real estate cash flow modeling and valuations.

Position Overview

The Asset Management Associate will assist the financial management of a diverse portfolio of investment real estate and development projects, and support buy/sell/finance transaction execution. Key responsibilities for this position include building and maintaining proforma financial models for both development and existing properties, review and reporting of property financial performance, market research, and transaction coordination. Attributes and capabilities that are critical to this position include: financial and analytical aptitude, advanced abilities with Excel and Argus, excellent written and verbal communication, well organized with strong attention to detail, desire to learn and grow, entrepreneurial mindset, independently motivated, and a strong sense of personal responsibility.This position reports to the Vice President of Asset Management.

Key Responsibilities
  • Build and modify Argus models which can be translated into dynamic Excel-based cash flow and valuation models across multiple asset classes
  • Support cash management processes, including cash forecasts/budget management, investor funding requests, and lender draw requests
  • Review property financials monthly and coordinate with accounting team
  • Analyze and synthesize reports from property management, accounting, and leasing
  • Prepare executive-oriented investment reports and presentations
  • Create and maintain a database of critical data for all assets (e.g., property demographics, debt details, valuation, budgeted/projected cash flow, etc.)
  • Assist with annual property budget process; support updating of property business plans; prepare and review CAM reconciliations
  • Assemble lender reporting packages to maintain compliance with loan covenants
  • Support execution of acquisitions, dispositions, and financings, including compilation/review of diligence data rooms, coordination among attorneys, lenders, consultants, etc., and document management
  • Conduct and compile ongoing market research; maintain deep knowledge of relevant markets, submarkets, and property comps
Qualifications
  • Bachelor's degree in real estate, accounting, finance, or related field of study
  • 4 years of related work experience in commercial real estate
  • Preference for candidates with experience in hotel asset management
  • Foundational understanding of commercial real estate and finance concepts
  • Highly developed understanding of real estate cash flow modeling and valuations along with advanced abilities in Excel modeling and Argus
  • Strong organizational skills with ability to prioritize and manage multiple tasks in a timely manner
  • Excellent writing and strong verbal communication skills
  • Absolute discreteness in receiving and handling sensitive information

Compensation for this role includes a base annual salary of $125,000 – $145,000. A discretionary bonus may be available based on performance. Urban Villages offers the benefits listed below to eligible employees:
