Qualifications

• Strong Excel skills with a technology-oriented problem-solving approach; familiar with property management platforms (Yardi, Fortress, AppFolio) is a plus.

Responsibilities

Role Overview

We are seeking a resourceful Asset Management Analyst to join our team in Austin, TX. This role combines financial analysis with hands-on property operations.

You will work directly with the firm’s managing partners and asset managers to drive portfolio performance, analyze financial results, manage operating budgets, and advance property business plans. As you demonstrate results, you will have opportunities to assume broader responsibility for assets, projects, and team members within a growing firm.

Key Responsibilities

• Financial & Operational Reporting: Analyze monthly financial statements, budget-to-actual variances, rent rolls, and operational reports across the portfolio. Prepare monthly and quarterly asset and portfolio reporting for executive leadership and capital partners. Identify performance drivers, flag emerging risks, and recommend actions to improve results.
• Property Management Oversight: Partner with asset managers to oversee property teams’ execution of asset strategies and business plans. Evaluate weekly performance KPIs—including traffic, lease trade-outs, occupancy, concessions, and collections—and translate findings into action items. Coordinate priorities, responsibilities, and deadlines across property management, asset management, accounting, and external partners, and follow through to resolve issues and keep execution on track.
• Capital Expenditures & Value-Add Tracking: Track capital improvement budgets, unit renovation progress, and returns on amenity upgrades. Coordinate vendors, on-site staff, and asset management teams to manage payment schedules, execution timelines, and project budgets.
• Site Inspections & Audits: Perform periodic site visits across the Central Texas portfolio to assess property condition, renovation quality, and resident experience initiatives. Document findings and coordinate follow-up with property teams.
• Submarket & Competitor Benchmarking: Evaluate competing properties to monitor pricing, concession trends, resident amenities, and marketing strategies. Translate findings into recommendations that support revenue optimization and business plan execution.
• Revenue Management & Pricing Support: Partner with property managers to review daily revenue management recommendations, analyzing lease execution rates, exposure, and renewal trade-outs to inform pricing strategies across the portfolio.
• Data, Systems & Process Improvement: Maintain accurate portfolio data and dashboards, and expand the team’s use of existing software capabilities. Identify and implement opportunities to connect systems, automate recurring work, and build practical tools that improve reporting, analysis, and operations. Stay current on emerging software capabilities, evaluate their usefulness, and support implementation through testing, documentation, and team training.

Qualifications and Requirements

• Education: Bachelor’s degree in Real Estate, Finance, Business Administration, Accounting, or Computer Science.
• Experience: 0-3 years of relevant experience in asset management, property management, real estate financial analysis, or a related field.
• Technical Skills: Strong Microsoft Excel skills and a resourceful approach to solving operational problems with technology. Comfortable learning new software and using modern development and automation tools to create custom solutions and connect existing systems. Familiarity with property management platforms such as Yardi, Fortress, or AppFolio is a plus.
• Communication & Leadership: Strong analytical judgment and interpersonal skills, with the ability to set clear expectations, coordinate work across teams, and follow through on commitments. Comfortable asking thoughtful questions, addressing execution gaps constructively, and holding others accountable respectfully. Demonstrated initiative and an interest in taking on broader asset oversight and developing junior team members over time.
