Assistant Community Manager

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing rent delinquency and collections, handling personnel, leasing, maintenance, financial, administrative, and risk management tasks, and ensuring compliance with company policies, safety, and fair housing guidelines.

  • Post all payments and income accurately and timely.
  • Process and reconcile accounts receivable daily.
  • Follow up on bad debts, prepare late notices, contact residents and guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts, including utility bill-backs.
  • Complete end-of-month closing procedures and reporting.
  • Maintain accurate records and audit resident files.
  • Post move-out charges, statements, and security deposit refunds.
  • Attend onsite daily.
  • Use consistent techniques to screen, hire, train, coach, and develop staff.
  • Ensure staff effectiveness through ongoing training and coaching.
  • Promote harmony and quality performance.
  • Ensure staff compliance with policies and procedures.

Strategic Leasing Management

  • Ensure effective leasing techniques and follow-up procedures.
  • Implement marketing strategies from the annual plan.
  • Handle resident complaints and requests to ensure satisfaction.
  • Show, lease, and move-in prospective residents effectively.

Administrative Management

  • Manage customer service and monitor maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs.
  • Assist with supervision of operational functions.
  • Plan and utilize resources, equipment, and supplies economically.

Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or two years in the housing industry, or related experience.
  • Ability to perform all onsite software functions; basic computer skills required.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Remain stationary or move about as needed; work in various environments and conditions, including outdoor and confined spaces.
  • Lift and move objects up to 25 lbs; operate machinery and vehicles; work overtime, weekends, and nights as needed.

Additional Information

Salary Range : $20.50 - $22.15 per hour.
