Ideal candidates have 5+ years in new home sales with a residential builder, proven sales management experience, and a deep understanding of contracts, financing, and the homebuying process.

  • Collaborate with Marketing to develop traffic-generation initiatives.
  • Ensure CRM activity and pipeline reporting is accurate.

Job description

Position Overview

We are seeking an experienced Area Sales Manager to lead new home sales efforts across an assigned portfolio of communities. This individual will be responsible for driving sales performance, developing and coaching the sales team, and implementing strategies that support traffic, conversion, revenue, and community goals.

The ideal candidate brings proven sales management experience within residential construction or homebuilding and understands the full new home sales process, from prospect engagement and contract execution through closing.

Key Responsibilities
  • Lead and manage new home sales performance across assigned communities.
  • Recruit, train, coach, and develop New Home Sales Consultants to consistently achieve individual and community sales goals.
  • Establish sales expectations, monitor performance, and provide ongoing coaching and accountability.
  • Develop and execute sales strategies based on community performance, buyer demand, competitive activity, and market conditions.
  • Monitor key performance indicators, including traffic, conversion rates, sales pace, backlog, cancellations, and closings.
  • Conduct regular community visits, sales meetings, training sessions, and performance reviews.
  • Partner with division leadership to establish sales forecasts, pricing strategies, incentives, and community-specific sales plans.
  • Maintain a strong understanding of competing communities, pricing, incentives, product offerings, and market trends.
  • Work closely with Marketing to develop traffic-generation strategies, community promotions, events, and lead-nurturing initiatives.
  • Collaborate with Construction, Purchasing, Finance, Mortgage, and Closing teams to ensure a positive customer experience throughout the homebuying process.
  • Ensure sales teams maintain accurate CRM activity, prospect follow-up, and pipeline reporting.
  • Review contracts and sales documentation for accuracy and compliance with company policies.
  • Assist sales consultants with complex negotiations, customer concerns, and contract-related issues.
  • Build relationships with local real estate professionals and other referral sources.
  • Ensure model homes and sales centers consistently meet company presentation and operational standards.
Qualifications
  • Bachelor's degree in Business, Marketing, Real Estate, or a related field preferred.
  • 5+ years of new home sales experience with a residential builder preferred.
  • Prior sales management experience within residential construction/homebuilding is required.
  • Demonstrated success leading and developing high-performing new home sales teams.
  • Strong understanding of new construction sales, contracts, financing, and the homebuying process.
  • Proven ability to analyze sales data and translate market information into actionable sales strategies.
  • Experience managing multiple communities and sales professionals simultaneously.
  • Strong leadership, coaching, negotiation, and relationship-building skills.
  • Experience with CRM and new home sales technology platforms.
  • Ability to work weekends and maintain a flexible schedule based on community and sales needs.
  • Valid real estate license where required by state law.

The successful candidate will be a hands-on sales leader who knows the homebuilding business. They will understand how to motivate and develop sales professionals while also using market data, competitive intelligence, and buyer behavior to improve community performance.

This individual should be comfortable moving between strategic responsibilities and day-to-day field leadership - whether coaching a sales consultant, evaluating a struggling community, analyzing conversion rates, working through a customer issue, or partnering with division leadership on pricing and sales strategy.
