Job summary

TISHCO Properties, LLC is seeking an experienced Area Regional Manager to oversee approximately 320 affordable housing units in Hinesville, Georgia. The role focuses on leading site teams, ensuring regulatory compliance, and driving financial performance across HUD Section 8 and LIHTC communities.

The ideal candidate will have 3–5+ years of multifamily property management, strong operations and leasing expertise, and the ability to visit properties regularly in the Hinesville area.

Qualifications

Responsibilities

• Provide leadership and oversight to property management teams within the portfolio.
• Monitor occupancy, collections, leasing activity, resident accounts, and financial results.
• Ensure compliance with HUD Section 8, LIHTC, Fair Housing and company policies.
• Review occupancy, leasing activity, and minimize vacancy loss.
• Oversee certification processes, compliance deadlines, and corrective actions.
• Review monthly financial performance, operating expenses, budgets and variances.
• Coordinate with maintenance and management teams on work orders, maintenance, and inspections.
• Recruit, train, and develop site-level staff and hold teams accountable.
• Assist with HUD/state agency and regulatory inspections and reviews.
• Collaborate with corporate management to address portfolio needs.

Area Regional Manager – Affordable Housing

TISHCO Properties, LLC is seeking an experienced Area Regional Manager to provide leadership and operational oversight for approximately 320 affordable housing units in Hinesville, Georgia.

This position is an excellent opportunity for an experienced affordable housing professional who enjoys being actively involved in property operations, developing strong site teams, and driving performance. The portfolio includes HUD Section 8 and Low-Income Housing Tax Credit (LIHTC) communities, making affordable housing experience an important component of this role.

Key Responsibilities

The Area Regional Manager will:

• Provide direct oversight, leadership, and support to property management teams within the assigned portfolio.
• Monitor property performance, including occupancy, collections, delinquency, leasing activity, resident accounts, and overall financial results.
• Ensure compliance with HUD Section 8, LIHTC, Fair Housing, company policies, and other applicable regulatory requirements.
• Review occupancy and leasing activity and work with site teams to minimize vacancy loss and maintain strong occupancy.
• Monitor recertifications, resident files, compliance deadlines, and corrective action items.
• Review monthly financial performance, operating expenses, budgets, and property variances.
• Work closely with maintenance and property management teams to ensure work orders, preventive maintenance, inspections, unit turns, and property conditions meet company standards.
• Conduct regular property visits and inspections and follow through on identified operational or physical needs.
• Recruit, train, coach, and develop site-level employees while holding teams accountable for established performance standards.
• Assist with HUD, state agency, investor, lender, and other regulatory inspections and reviews.
• Partner with TISHCO's corporate management, compliance, accounting, maintenance, and human resources teams to address property needs and achieve portfolio goals.
• Serve as a resource and problem-solver for site teams while maintaining strong communication with senior management.

Qualifications

The ideal candidate will have:

• 3–5+ years of multifamily property management experience, preferably with multi-site or regional responsibility.
• Strong experience with HUD Section 8 and LIHTC affordable housing programs.
• Demonstrated knowledge of affordable housing compliance, resident certifications, Fair Housing requirements, and property operations.
• Experience supervising and developing property management teams.
• Strong understanding of occupancy, collections, budgeting, financial performance, maintenance operations, and resident relations.
• Excellent organizational, communication, and problem-solving skills.
• Ability to manage multiple priorities and properties while maintaining attention to detail and regulatory deadlines.
• Ability and willingness to regularly visit assigned properties throughout the Hinesville area.
• Experience with property management software such as Yardi Voyageris preferred.
