Job summary

Green Alpha Property Management is expanding its Southeast presence and seeks an Area Property Manager to oversee a growing portfolio around Houston, Texas. The role travels up to 50% to manage a broad property base and ensure alignment with strategic plans.

The ideal candidate has 5+ years in real estate property management and LIHTC experience, plus strong leadership, budgeting, and vendor management skills. A valid driver’s license is required.

Qualifications

• 5+ years of real estate experience in property management, investing, or asset management.
• Must have some LIHTC/Tax Credit experience.
• Proficiency with Excel and Word.
• Driver's license and ability to drive to multiple properties; ability to work in the United States.

Responsibilities

• Oversee a regional team of property managers, including hiring, onboarding and ongoing staff management.
• Ensure leasing, maintenance, contracts, collections, screenings and evictions meet company standards.
• Coordinate with VP of Property Management to provide training and support for PMs.
• Manage contractor relationships and CAPEX projects within approved budgets.
• Track CAPEX spend and work with Project Manager and VP of Integrations on strategic plans.
• Identify and select contractors for CAPEX related work.
• Work with Regional Maintenance Director to resolve work orders promptly.
• Ensure units are 100% ready for move-in with checklists and site visits.
• Monitor rent rolls to maximize occupancy and reduce past-due balances.
• Analyze reporting to increase efficiencies and proactively solve problems.
• Maintain marketing for each property in line with company standards.

Green Alpha Property Management is the property management business of a real estate management and commercial investment company headquartered in Raleigh, NC and with a growing presence in the Southeast United States. We specialize in acquiring, managing, and enhancing commercial real estate properties with a foundation centered on improving the lives of our stakeholders. Due to our large scope of properties, there are many different avenues for career progression.
As Area Property Manager, you will be a key piece in how we manage our rapidly growing portfolio daily. You oversee all property management for the region of focus (Longview & surrounding) and will effectively and efficiently oversee/implement the agreed upon strategic plan created for each property under your control. As this position will oversee properties located in and around Houston, Texas - we expect this role to travel up to 50% of the time.
Roles and Responsibilities:

Our Area Property Manager will bring a positive, upbeat, and driven attitude to help build lasting relationships with tenants and team members.

• Effectively manages a team of property managers throughout region. Solely responsible for the hiring/onboarding/disciplinary/etc. duties for properties within region.
• Oversees each property manager to ensure each aspect of property management is carried out effectively, efficiently, and in alignment with company standards. This includes, but not limited to, leasing, communication, maintenance, compliance, contract management, collections, screening, onboarding, evictions, renovations, facility services, etc.
• Works closely with the Vice President of Property Management to ensure that Property Managers receive optimal training to provide them the greatest opportunity for success.
• Directly oversees contractor relationships to ensure units are renovated and refurbished quickly and in accordance with company standards and agreed upon budgets.
• Directly oversees capital projects for each property within region and tracks CAPEX spend for each project.
• Works closely with company Project Manager and Vice President of Integrations to ensure aggressive progression of property specific strategic plans.
• Responsible for identifying and selecting contractors to perform CAPEX related projects.
• Works closely with Regional Maintenance Director to ensure work orders and emergent facility related issues are resolved in timely fashion.
• Ensures that units are 100% ready for move in (checklists, physically visiting units, etc.)
• Provides direct oversight of rent roll of each property in region to drive occupancy and decrease past due balances.
• Continuously analyzes reporting in company software to increase efficiencies and proactively identify and solve problems as they occur
• Ensures marketing for each property is established and maintained routinely in accordance with company standards.

Qualifications:

• 5+ years of real estate experience in property management, investing, or asset management
• Must have some LIHTC/Tax Credit experience
• Various System Experience (excel, word, etc) required
• Strong desire to uphold personal honesty, integrity, and work ethic
• Experience withEntrata preferred but not required
• Maintains a passionate and enthusiastic attitude
• Drivers License and ability to drive to various properties
• Show Legal documentation showing ability to work in the United States
