Job summary

Diversified Maintenance seeks a Janitorial Area Manager to oversee cleaning operations across multiple customer locations in the Kenosha area. This hands-on leadership role manages teams, staffing, and scheduling while maintaining quality and building strong customer relationships for consistent service.

You will visit sites regularly, lead training, review performance, and identify opportunities for additional services, ensuring documentation and budgets are respected.

Qualifications

• High school diploma or equivalent.
• Minimum of two years of management experience in a service-related industry.
• Business level oral and written English fluency.
• Ability to multitask and adapt to changing environments.
• Excellent customer service and active listening skills.
• Ability to lead, encourage teamwork and resolve conflicts.

• Recruit, hire, train, coach and develop janitorial team members.

• Build relationships with customers and resolve service concerns promptly.
• Manage employee schedules and staffing within labor budgets.
• Conduct quality-control inspections and complete required site visits.
• Lead new-hire orientation, safety training and ongoing job training.
• Review employee performance and create development or improvement plans.
• Identify opportunities for additional services within accounts.
• Maintain operational documentation including timesheets, training records, work orders, incidents, and supplies.

Job Description

Diversified Maintenance is seeking a Janitorial Area Manager to oversee cleaning operations across multiple customer locations in the Kenosha area. This role leads and supports janitorial teams, manages staffing and scheduling, maintains quality standards, and builds strong relationships with customers to ensure exceptional service. This is a hands‑on operations leadership role for someone who enjoys managing teams, visiting customer sites, solving problems, and ensuring consistent service across multiple locations.

RESPONSIBILITIES:

• Oversee janitorial operations and employees across multiple customer locations
• Recruit, hire, train, coach and develop janitorial team members
• Visit assigned customer sites regularly to ensure service and quality standards are being met
• Build relationships with customers and quickly resolve service concerns
• Manage employee schedules and staffing while maintaining established labor budgets
• Conduct quality‑control inspections and ensure required site visits are completed
• Lead new‑hire orientation, safety training and ongoing job training
• Review employee performance and create development or improvement plans as needed
• Identify opportunities for additional services within assigned customer accounts
• Maintain required operational documentation, including time sheets, training records, work orders, incident reports and supply/equipment order

QUALIFICATIONS (MUST HAVE):

• High school diploma or equivalent
• Minimum of two (2) years of management experience in a service‑related industry, preferably janitorial industry
• Business level oral and written communication skills; ability to speak, read, and write fluently in English
• Ability to multitask and adapt to changing environments
• Excellent customer service skills; active listening skills
• Ability to lead and encourage teamwork; ability to negotiate and resolve conflict

PREFERRED QUALIFICATIONS (NICE TO HAVE):

• Bilingual (Spanish)
• Prior cleaning or janitorial experience
• Familiarity with custodial practices and commercial cleaning standards
• Knowledge of floor care techniques including buffing and waxing
• Experience in industrial cleaning or facilities maintenance
