Pay Range: $80K-$90K annually, based on experience, plus potential bonuses.

Travel Requirements: Up to 75% regional travel.

Job Description:

The Area Maintenance Supervisor will collaborate with Regional Property and Construction Managers to oversee physical and financial aspects of Facilities and Maintenance across assigned communities. The role requires experience, judgment, creativity, and cost-effectiveness to plan and lead a team.

Key Responsibilities:

  • Maintain curb appeal, work order status, and make-ready units per policies.
  • Ensure maintenance shops meet operational and cleanliness standards.
  • Follow inventory control programs and conduct on-site inspections.
  • Manage daily maintenance operations in the absence of a supervisor.
  • Implement and train emergency plans.
  • Support the team before, during, and after large-scale emergencies.

Coaching and Developing Teams:

  • Work with managers on hiring, training, mentoring, and recommending transfers.
  • Conduct performance reviews and support career development.
  • Assist with disciplinary actions as needed.

Capital Projects:

  • Review and manage capital projects with managers and vendors.
  • Coordinate project timelines and expectations.
  • Assist with new asset due diligence and property preparation.
  • Support green initiatives.

Qualifications:

  • Minimum 8 years in Facilities Maintenance within Multifamily or Hospitality.
  • Strong maintenance skills including HVAC, plumbing, electrical.
  • Excellent organizational, problem-solving, and communication skills.
  • Associate degree or 4+ years related experience; EPA Universal and CPO certifications required.

Computer Skills:

  • Intermediate knowledge preferred; resident management software a plus.

Physical Demands:

  • Ability to lift 50 pounds, sit, stand, walk, climb, and work extended hours as needed.

Additional Requirements:

  • Commitment to professional development.
  • Up to 20% travel; valid driver’s license required.
  • Availability for nights, weekends, and holidays.
