Job summary

Boulder County is hiring two Residential Appraiser I positions to join the Assessor’s Office and perform introductory appraisal duties on residential properties in Boulder County. The roles operate under regular supervision and use market approaches to determine property values for ad valorem purposes.

This is a full-time, benefited position with a hybrid schedule (remote and Boulder office at 1325 Pearl Street).

Qualifications

  • High school diploma or GED required.
  • Two years of appraisal experience or related real estate fields.
  • Colorado Ad Valorem License or must acquire within 2 years of employment.
  • Possession of a valid Colorado Driver's License.

Responsibilities

  • Locate, research, prepare, review, analyze, and present information pertaining to residential property in Boulder County for proper valuation levels and equitability.
  • Confirm sales with buyer and/or seller to understand the real property conveyed.
  • Performs field reviews on properties with outstanding building permits to establish market value changes resulting from changes from building characteristics.
  • Assist, educate, and gather property specific information from the public during protest periods.
  • Prepares hearing documents and represents the Boulder County Assessor’s Office at the Assessor and County level of Appeals.
  • Establish and maintain effective working relationships with other County employees, representatives of other agencies and organizations, and members of the community.
  • Perform other duties as appropriate or necessary for performance of the job.
  • May be reassigned in Emergency situation.

Job description

The Boulder County Assessor’s Office is seeking to hire two Residential Appraiser I’s. The Appraiser I is the journey level in the Appraiser series. The Appraiser I performs introductory level appraisal duties in determining the value of real property.

With regular supervision, the Appraiser I gathers, collects, analyzes, and organizes information for the valuation of residential properties in Boulder County. This position will complete standard field investigations, studies, and research in order to prepare reports/documentation that support valuations for any type of property for ad valorem purposes. The Appraiser I uses market approaches to arrive at property values, represents Boulder County at Assessor and County Board of Equalization property appeals.

It is a full-time, benefited position that will work Monday -Thursday from 7am-5:30pm. This position follows a hybrid schedule, with work performed both remotely and at our Boulder office located at 1325 Pearl Street in Boulder, CO. Under Fair Labor Standards Act (FLSA) guidelines, this position is non-exempt.

Boulder County requires its employees to reside in the state of Colorado as of the first day of work.
Hiring Salary Range:

$57,852.00 - $70,650.00 Annually

Tentative Hiring Timeline:
  • Phone Screening: September 28th
  • First Round Interviews: October 5th
  • Reference Check: October 5th

New employees receive an 80-hour bank of vacation at the time of hire, in addition to 8 hours of both vacation and medical leave accruals each month (Must not have been employed at Boulder County during the 12 months prior to re-hire date to qualify). Boulder County offers bountiful benefits, including pension contributions.

EDUCATION & EXPERIENCE:

Boulder County is looking for well qualified candidates to fill our positions. Any combination of relevant education and experience is encouraged. In this position, we are looking for a minimum of

  • High school diploma or GED required

AND

  • Two years of appraisal experience or related real estate fields.

Additional related education may count towards required experience

SPECIAL REQUIREMENTS:
  • Colorado Ad Valorem License or must acquire within 2 years of employment
  • Possession of (or ability to obtain within 90 days) a valid Colorado Driver's License.
KNOWLEDGE, SKILLS AND ABILITIES:
  • Working knowledge of building materials and appraisal principles and practices
  • High computer proficiency including the ability to learn new programs quickly
  • Ability to read and interpret maps
  • Ability to work effectively with other employees and the public
