Job description

Job Responsibilities and Requirements

Exhibits strong commitment to the service needs of internal and external customers. Represents the company professionally and courteously.

Responsibilities include:

  1. Assisting with monitoring resident satisfaction and ensuring follow-up on results.
  2. Responding to resident and management requests, including Service Requests for occupied apartments, as directed by the Property Manager and/or Maintenance Supervisor.
  3. Using the service request system and schedules to establish priorities, in collaboration with the Property Manager and/or Maintenance Supervisor, especially for requests or emergencies that require top priority.
  4. Monitoring the completion of Service Requests to minimize callbacks.
  5. Reviewing daily work order priorities with the Property Manager at the start and end of each day.
  6. Overseeing and ensuring the implementation, adherence, and documentation of preventative maintenance programs.
  7. Using independent judgment to determine actions, priorities, and emergencies, following prescribed procedures.
  8. Managing the daily upkeep of the grounds and the property's appearance.
  9. Understanding and following the company's policies and procedures.
  10. Maintaining the security and maintenance of all property-issued tools.
  11. Performing other duties as assigned.

On-Call and Emergency Responsibilities:

  • Sharing on-call duties and responding to resident service requests within 24 hours.
  • Assisting with hazardous weather issues such as fires, floods, snow removal, and freezes.

Job Requirements:

  • Regular attendance, punctuality, and dependability.
  • At least one year of construction experience is preferred.
  • Provision of own industry-specific hand tools.
  • Valid driver's license and reliable transportation.
  • Ability to work independently with minimal supervision.
  • Excellent time management and prioritization skills.
  • Strong communication and interpersonal skills.
  • Knowledge of building maintenance and repair.
  • A positive, team-oriented attitude and ability to work with diverse groups.
