A leading company in Grand Rapids is seeking a dedicated maintenance professional to ensure the upkeep and safety of properties. The ideal candidate will possess strong communication skills and a solid background in construction, along with the ability to manage service requests efficiently. Assists with monitoring customer satisfaction and ensures follow-up on the results. Responds to /management requests and Service Requests for occupied apartments as directed by the Property Manager and/or Maintenance Supervisor.
Uses the service request system and schedules to establish priorities. Determines with the Property Manager and/or Maintenance Supervisor which requests or emergencies should be top priority. Monitors the completion of Service Requests to limit callbacks. Reviews daily work order priorities with the Property Manager at the beginning and end of each day.
Oversees and ensures that established preventative maintenance programs are implemented, followed, and documented. Uses independent judgment to determine actions, priorities, and emergencies, following prescribed procedures. Must handle moderate to high levels of stress due to deadlines and reprioritization. Responsible for the daily upkeep of the grounds and appearance of the property.
Maintains a complete understanding and working knowledge of the company's policies and procedures. Responsible for the maintenance and security of all property-issued tools. Performs other duties as assigned. Shares on-call responsibilities and responds to service requests within 24 hours.
Assists with hazardous weather problems such as fires, floods, snow removal, and freezes.
